SEG Lepironia already have sub sale? BTW, I do agree that SEG is ahead in terms of concept, feel and sustainable. This is also the only dev with BIPV panel and rain water harvesting. BTW, for those of u who have installed BIPV panel, how much electricity can u save in a month? Please share.

LOL! This is called impulsive buying. I don't think you can hear the mini river sound as your unit is not an island unit. However you can expect to hear sound of insects, leaves and chirping birds too.
Anyway, 50 feet is ok ler. If you go to Desa Park City, the distance between inner road and Zenia 3 story is only about 20 feet wihtout sound barrier. Main difference is of course the cars that will pass your house will be going at about 90kmph (left lane of the highway normally they dont go at 110kmph). I believe with good fertilizer you will hear lots of thumping ripe fruits hitting the ground more frequently than crazy speedsters passing your house and they are at the outler lane anyway. If that is not enough to alleviate your concern, in Tmn Tun Ismail at Lengkok/Persiaran Za'ba or whatever nots, a Semi Dee that cost 3 million plus is located just in front of a main road (inner main road though) and it is < 20 feet to the house. I see cars going at around 70kmph. If they can live in the house peacefully, I don't see why 50 feet is an issue. So, relax bro! |

My feel about Sym Hill Link House is it is narrow- if you park 2 cars it is extremely cramped. The length is also extremely short, so double cramped. Each level has small built up; this is the 3rd cramp. Only the backyard saves this design. As for Stafford, can't comment as I have not been there. As for maintenance fees, I think SH is slightly higher.

The noise should be minimal as the distance is quite far, I think 50 feet or something with high wall and orchard garden. Do take note that sound travels up. If you dont believe ask condo residents who stay at 5th Floor. The noise can be louder than if you were to stay on 1st Floor. For this case, by the time the sound travel up the wall it will be converted into heat etc (physics :-) ) . Anyway, there are many housing area with public cars zooming pass their houses. Setia Eco Park is one of it.

Huh? Have they launched Phase 2 of Lepironia Garden/ non island Semi Dee? How big is it and how much is non Bumi price? Also 41 x 95?

What will SP Setia do with the remaining units? Will they add on cash like 150k to new buyers like what they did with SEP remaining units? If they do that it will be grossly unfair to current owners. What will u all do if this happens?

Garden Residence is pricing their 2S SemiDee, 40x80, 3200 sqft at 2.1 million before discount. Any reason why everything is not better than Lepironia but the price is higher?

If I visit later in Dec when Dpulze is up and if I have a good feeling about Lepironia Gardens, I may buy the developer unit of intermediate. However I am only thinking of moving in to stay in Jan 2018. Do you all think that there is rental market between Oct 2015 onwards so that I will not be keeping an empty unit and paying installment? Would appreciate all the expert opinion here.
