Mine is 526sf pool view. I like the layout and the furnishing to be provided by the developer. I think this investment will do well.

There are going to be more than 10k students, many lecturers, many admin staff of LKW and many owners/tenants of retail biz of The place and nearby. I think rental should not be a problem at RM1.6k with an unique design like the duplex. I am confident. Our exposure with initial payment of just RM5k, DIBS and 3.5 years time horizon, I must say upside is more than down.

Studio unit already sold out. Only left duplex unit. This project is under commercial title, not under residential and bank negara 70% LTV ruling is not applicable. Can apply up to 80% loan. Still have to pay 20% upfront.

Down payment is for booking, not sure how much. Most probably rm5k. 20% is the difference between loan amount and purchase price..

They have not called me to sign S&P. My banker, Maybank is in the midst of finalising their agreement with developer thus cannot give me a quote.

The Duplex unit price already included the built in cabinet , but exclude the
loose furniture like dining table , sofa , bed and etc.

I also forgot how many unit there , i think around 100 unit gua.

Duplex is target for the rich students , couple , lecturer, foreign student. It still have
their own market ,but compare to studio type, i also think this is more difficult
to rent out compare to studio type. But see your own strategic to promote your unit la.

This investment attractive point is we no need to pay any cents of the interest of the loan.
Just need to pay the 5k downpayment, after 3 years then when get key, only start run the
interest. 3 years after ..... how fast the property value boom in cyberjaya area...
does the value of the unit will raise or drop, you can calculate and think on it.
We wish during the time get the key , you can direct sell out the unit.

Because......

"I had bought 1 unit studio type there with 15% discount...."

I also called to few panel banker, but few didnt pick up my phone.
I only can get the Ambank , UOB bank and Standard Charter.
Affin in finalise agreement with developer and will feedback on next monday.
Other.... dont know... may be too much purchaser call, no time to settle
it.

indication is that for commercial title regardless of property type bankers will give about BLR-1.5 for property price less than RM300k and up to -1.9 for amount more than RM300k. Told to me by a couple of bankers. Let's compare rate before signing next week.

This is the price for Garden Plaza and not The Place. For latter, it's 240k for 540sf and NEXT to LKW Uni of 9500students. Summore The Place is the ONLY studio next to LKW unlike so many condos circling MMU.

To me, this is far better than Shaftsbury in terms of demand, rental yields and pricing. If u r a student at LKW, dun u agree The Place is most convenient?
