 Is Lagoon Perdana a good investment?, Need suggestion

doh.gif what can we say about talam project.. haha eventhou its revive with diff developer..but since d basis and foundation is wrong..d finished product will be d same.

plus i dont really like that area..more like foreigner land..

This place has high foreigners % compare with locals than other places, use to be quite bad with the security and maintenance, but now I think situation has improve a lot, it has a proactive Resident Association, tightening security and good upkeep are their latest effort.

There used to be a few abandon buildings, an eyesore and devalue the rest of the completed building, but now all buildings are completed, value seems to be going up! Certainly a high demand for rentals there.

i'm planning to rent here also. Is this place suitable for married couple like me. + 1 child. especially for the new block

Bro, if possible, pls avoid this apartment since u have wife n a child. Pls visit 5 times and monitor who are the ppl staying this apartment.

If u're students, then nvm, risk of being break in or rob is not that high, but better rethink twice.

Wow, you remind me of this Laguna Residensi in this Lagoon Perdana thread.

I wait until neck also long dy, and still no news of the CCC issuance and the agents also no longer update me. I am not willing to make booking until I view the units selectively as well as concerning about the quality of this IJM tookover project from Talam where I found the external facade is not bad but internally the quality is so-so.

For this kinda of RM 300-400k apartments, IMHO, Sunway area is still lack of it and the rental demand of similar prices are huge, based on the performance of Sunway Suriamas which jumped incredibly from 2009-2012 in terms of rental demand and property appreciation ( From RM 220k to RM 460k ).

Laguna is benefited of it's location of being nearer to Sunway Pyramid and the shop-lots next to it, also being a neighbour of Sunway South Quay also boasted a great lake view of such medium graded apartment. Location wise, it is more advantage compare to Suriamas.

The size of 900-1000 sf is just nice, with 3 bedrooms apartment, I feel easily can fetch RM 1500 rental and subsequently increased to RM 2000 f/f. Meanwhile, Suriamas is great of it's size of 1240 sq feet with 3+1 bedrooms making an easy path for a group of students pool to share the unit themselves.

For Laguna the rental would be there, but I think property appreciation might be some limit or capping, where as I do see now, it has chance to increase to RM 400k+ but not more than RM 500k due to Sunway Suriamas's sales had been very stagnant after asking from RM 460k onwards. The only catalyst of pushing the property appreciation would be the students heavy demand like Sunway Suriamas, although being far-er to Taylors and Sunway Col, the units rapidly filled in and I enjoying the luck there.

The only aspect here for Laguna would be, the long term saga would prohibited the performance of property further appreciation.

Please think twice on this place, i got visited that place about 1 years ago. This place was very horrible , dark on the corridor walking, dark , same to the lift and was so smell.The feeling you will feel uneasy. You will feel this place like those pekeliling flat that gonna demolish soon at jalan pahang there. Apart from the strategic location near to Sunway.The rest you really need to consider mate.

I saw so many bangla and foreigner. This place is really not suit especially for lady.

Apart from the negative comments. For investment, u can rent out at 1300 furnished. That's more than 6 percent return investment.
Until today there are many agents call me to sell off the unit. Let see
