 Is Lagoon Perdana a good investment?, Need suggestion

Lagoon Perdana is selling 135k to 170k for a unit ranging from 852 to 992 sf, has 3 rooms and 2 bath. It becomes the most listings in online property for below 200k in Bandar Sunway.

Do you think Lagoon Perdana is a good investment? What is the cause of the owners of Lagoon Perdana so desperately wanting to sell off their units? Lagoon Perdana new block is still new, not many is staying yet.

Security of the apartment is tight enough that they wouldn't allow non-residents into the building. Although the old blocks looks like it has been there for ages, but the new block looks new and clean.

For long-term, is Lagoon Perdana a good investment for rental? Monash, Sunway and Taylor's University is just nearby. How would it look like in another 3 years to come? Advise anyone?

a lot of foreign workers staying there, place not well maintain, possibly corrupted management.

The thing is my friens used to stay thr until 2 of their houses were broken into and laptops n tv stolen... gt many other student house also broken into then the tighten the security need to give identification to enter.
Then after awhile like 2 - 3 months ago a chinese guy was stabbed to dead in the parkin lot infront of his wife.. nw outsiders cant enter after 6 oclock lol.
I think u have the idea y ppl sellin ryt?

I used to visit Lagoon Perdana a few times last year. As from myself, I can say that the place is real crappy at night. With the asking price range now, I don't think it will worth your investment. Except if you are able to get an auction unit for reserve price at RM85k. But that seldomly happened.

This place from the outlook and looking at the for sale adds really 'no-go'

But if u calculate the yield and the ease of renting out, it is quite attractive even at current price.

With Taylors lakeside just across the flyover, demand will still be strong but the rundown condition & existing tenant mix is not condusive for 'good tenants' if u catch my drift.

Mid-term still sustainable and investable if you do not mind some 'extra' work and not fussy bout your tenant or condition of your apartment.

There is oso a new high priced Service Apartment coming up which might boost rental yeild if LP JMD spruce up abit

So many units waiting for auction, wat 4 u going spend 135k and above to get one. Just go to get one from auction. I buy auction unit before, not so difficult especially for new completed unit, just follow the step will do. If u want more free, just ask agent bid 4 u....coming will be a lot list in auction list. Formerly an abandoned project by one of the subsidiaries of the 'wonderful' Talam. The subsidiary was sold to two individuals for RM2.

this is an ham ka chan apartment with plenty of theft, robbery, rape, kill, car missing, break in ... better stay away... the old block look like a scary dungeon ...... even worst when you walk in their lift or starcase... it just like living in worst than pekeliling flat.....

I wanted to invest in that property before and went to look at that area. The prices never really moved up since. Rental returns are great but tenant quality issue. Stay away bro..

Hi, I think Lagoon Perdana is a great place because there is no place is Sunway you can get cheaper place to stay. Southquay bungalow selling above RM4 million is just opposite and another block of high class condo just opposite the road selling at RM850 K. A property agent told me she sold 8 units to the same person. Also she received many enquiries from foreign investors such as Hong Kong and Singaporean. A banker told me she has done 6 bank loans in a month for sunway and there is no problems with Talam any more. Those are stale news. This condo has big build up 852 sf and 992 sfIts really value for money. If you don't buy now, you will regret because of its locality. They are tightening the security here. Must have access card to go in.


Even high class condos in Sri Hartamas also got murder case. I think its all rivals.

There isn't any auction unit for sunway lagoon perdana going for RM85 K. I have been keeping a close watch for it. This project launched 10 years ago sold from RM120k and more for 992 sf, while the smaller units around RM100 K. Because it was abandoned for many years, the price never get to go up compare to other property around this area. IJM finally help to complete Blk 1, 3 and 8 . And it was blessing when you see the big buildup. I attended 2 auctions, 1 by citi banks and another standard chartered, the price starts from RM135k for 992 sf and RM125k for 852 sf. Never at RM85 K, not even bumi lots.

I agree. As sunway and surrounding becomes more developed in the coming years, you won't be able to find such a price anymore for such a property at that location. Eventually as things go up, it will make the ROI on this go up as well. At least imo, it's a little unpolished gem property for those who knows how to play it.

Agree that ROI will continue to look 'beautiful' but I suspect that the tenant profiles won't change that much in time to come. It will remain and remain as a 'hak guai dao'.

And as a landlord you might be tested on your patience from time to time..

KL 100-200k eventually will divide to 2 cat
1. outstation locals who working in KL
2. foreign labour (legal or illegal) eg indon, bangla etc

for cat 1, they'll try to avoid group 2 and move to 200-300k apt, they want comfort but cant pay high rent. so rental yield is lower
for cat 2, they dun mind to stay poor condition 50-150k apt, they can afford 600-700 rent, (coz share among 8-10 pax?) , so rental yeild is high.
i tink lagoon perdana will fall under cat 2.

izzit worth it to rent to cat 2? later when agreement is finish and ur apartment is tore down by 8-10 ppl living inside it.. sometiems its not worth it.

heh. of course you should go find better tenants to rent. if you purposely rent out to those groups of unsavory people without protecting yourself, you welcome the trouble to yourself smile.gif

i know of the new blocks rent out to nearby working people about 800-850 and they are chinese locals. just need to know how to find the right tenants or get a good agent.

I've walked among its corridors .. its uneven, wavy, i feel like i'm walking on water 10storeys off the ground and its scary to think 'will it hold up..' But if nothing else matters except pure roi, can't argue anymore .. Gotta be stout to be a landlord among the rough/tough/foreign here.
