Today I took my brother to sunway lagoon perdana. Although I have an access card and try to get him without registering, he was refused entry by the tight security. He has topark his car, register his name, leave his driving license and state the block and unit he is visiting and duration of visit. My brother gives his thumb up and was amazed with the tight security.

Later when he saw my place with the big buildup he was so keen to get one for himself because he say it is good value for money. Asked an agent on ROI, the agent said a fully furnished unit was rented out yesterday for RM1500k to a Pakistan family. rclxm9.gif

Contrary his old high class condo have been left vacant for many months , no tenant, low density and he has to pay monthly maintenance fees RM300 plus . What more, his high class neighbours car got stolen in a high class condo even got cctv. Also go "high class hak guai"

beside hte poor management/maintenance, i hate the surau (with loud speaker) which built inside lagoon perdana (near block 8). this is the first time i saw a surau was built inside the apartment. u will be waked up by the loud azan sound every early morning ~5.40am

Loud speaker inside the premises.. Hmm, that will be not very good.. But free alarm clock for years..

Any type of facilities inside? Mini mart? Swimming pool? Gym? Tennis court?

Btw, on a side note.
If there are any Lagoon Perdana owner (new block by IJM) here wanting to sell units, kindly PM me please.. Thank you

Don't trust agents ! Most agents are liars just to make a sale.

I was once told a apartment was renting at rm 1300 but when I saw the tenancy agreement , it was only rm 900. shakehead.gif

No Gym, no tennis court, no swimming pool, no mini mart inside the apartment... This new block look new now because most are still vacant. You look at the way they contruct it.. the architect are nut .. allow water to be discharged from the balcony of every unit & walking corridor of every floor straight to the ground. Imagine.... what will happen in years to come ?? the building with water mark, painting peel off and mould grow everywhere and the ground is constantly wet with dirty water (air basuh baju, air basuh balcony etc)...all the time. If you look the the workmanship .. it like very low grade of work and my friend (who own a new block unit there) told me that there is internal breakage of piping for all 3 new block which most of the owner are having nightmare now.. imagine water coming out from wall which the piping run thru underneath the wall. Better stay away....

I think there is one block which the developer refuse to complete it due to instable foundation.. oh yes.. bingo.. instable foundation means collapse... brows.gif brows.gif

Besides this, is it safe? Yes, have access card and all, but that might only prevent people from coming in. How about the 'hak guai' that is already living inside the building? They have access card don't they?

Isn't there a news about a man who was stabbed to death in front of the wife. Just a thought, can all these be erased in let's say 10 years to come?

go for it if you got experience in renting out apartment of this type . is the same case with flora damansara which is also cheap and easy to rent out but attract all sort of people . Maybe the new block of lagoon perdana will be better but it still sharing the same area with the old block .

you see... all so dicipline lining up to enter the flat.... sometime have to lineup for 20min - 30min before your turn to enter... have to line up tigether with bangla , nepal and hak guai... brows.gif brows.gif

This is the havoc of the access card that recently implemented by the corrupted mgmt..... this scenario almost happen every weekday evening and sometime in the morning.. imagine if you park your card outside the apartment and you have to queue together with those bangla, nepal to go out from the guard house......

One more thing which i totally piss off is when collect the access card the mgmt demand to pay RM50.00 for the card and additional RM50.00 refundable deposit... so i question them "why should i pay the deposit if i already pay you RM50.00 to own the card.. deposit only come into picture if you loan me the card..." ended up i did not collect the access card.

but anyway I already sold off my unit here after waited for 10year for it completion.. no more nightmare.. brows.gif brows.gif

Hey, that's not true. I am a resident here and I only pay RM30 for walk in access card. No deposit, just RM30. It is refundable if you return the access card when you no longer stay there. You have sold your unit so what you are saying is not true. mad.gif

As far as I can conclude here

Good --> Undervalue for a area like Sunway.. No doubt, this can be considered as one of the cheapest apartment/condo that has the nearest proximity to Sunway Pyramid.

Bad --> Nightmare on previous developer. Substantial quality on some units.. Foreigners problems..

Something to think about.. Will this be a good investment for the next 5 years to come?
