Hi, im interested to buy a unit for own stay at Kyoto Garden, Bukit Antarabangsa. Selling price around 170k for a 1400sqft unit.

PROS

1. quite cheap for the size.

CONS

1. quite near to the landslide area but they say already rectify the problematic area. (anybody hv more info on this matter)


what do u guys think?

I heard they are in the midst of rebuilding the place.

170k seems fairly cheap. How near is near?

i think around 400-500 meters away.

need more infos b4 i buy this property.

can u get a loan for this property? BA has been placed as a red alert area and not many bank may finance the prop around there. Unles u r buying cash.

yes. the agent said can get 90% loan for this unit.

the only thing that concerns me is the land condition. some says no need to worry coz the problem have been rectify but some says the other way round.

ya a bit hard to get loan. In my case, OCBC rejected the buyer loan, and in the end the buyer get CIMB loan instead.

If you got choice, do not buy and stay at these areas as it is landslide prone.

You have seen Highland tower collapsed, then bungalow around BA caved in, as for rectification being made on existing soil, I am not sure how reliable is the rectification. How can they fix it when existing houses are sitting on the soft soil? Plus, you will be constantly in fear when it rains heavily. I'd rather stay somewhere further to get a good night rest.

There is always a reason for the pricing. 1400 sqft for 170K, if is located in hot areas like Kinrara, BJ, that unit will be snapped up without any hesitation. Do you dare to buy the unit there, looking at the fate of Highland Tower and the bungalows?

There are still quite a lot of affordable units in KV such as Serdang Raya, Seri Kembangan. If I am not wrong, there are a few units in Putra Indah Condo, Serdang Raya selling at about 220K for 1400++ sqft.

Dont take the Kyoto Tower Block..... Try get the 1200 sf 5storey Kyoto Gdns low rise which is 100 metre away...
this will be safer,...... being lowrise?

bank will not give you 90% or even 80% loan for BA. some BA condos are really nice and look solid la but don't think you can get a bank loan for that.

on the bright side, cannot get 90% loan is blessing in disguise ....... give u a chance to squeeze the seller!!!! if easy to get loan, everybody also wanna buy, isnt it????? rclxms.gif

hi Smart Money, i came across this thread when searching for Kyoto Condo low rise apartment cuz a friend is selling hers. Searched the internet for the picture and market price of the low rise Kyoto Condo but I got nothing. Is it a better place to stay compared to the high rise? and do you happen to know the market price of the low rise Kyoto Condo? Thank you in advance

I just check prop web site, it's now selling <300k for 13xx sf. Can buy for rental ( 270k for 1300 per month according to propwall ), still got 5.7% return. Not bad !

Not true. You still can get back money. Each Highland Tower owner get back RM200k.

They also signed to release or assign their rights and title to their individual apartment units in Highland Towers, their rights to the common property, unencumbered and free from claims of end financiers.

The RM52mil was said to be a full and final settlement for all claims, inclusive of costs, arising and or resulting from the three suits against AmFinance.

One of the 139 residents, who declined to be named, said each unit owner received more or less RM200,000 after deducting legal costs.

“I believe the actual amount of compensation is based on the size of the unit. The penthouse owners with bigger size units would have received more,” he said.

Asked if the settlement and the cessation in pending suits brought any form of closure, he said: “Not really. At the end of the day, the Federal Court found that the Ampang Jaya Municipal Council was not liable.”

He was referring to a decision made by the apex court on Feb 17, 2006, that ruled local councils cannot be held liable for losses suffered by anyone should a building collapse.

The municipal council had appealed at the apex court to set aside a Court of Appeal ruling that held it liable for the pre-collapse period.

“To me, the judgment is wrong. If the authority is held liable, it will make sure none of this will happen again. But then (according to the court) they are not.

“We move on, but we don’t forget,” he added.

Dont bother with poster who dont know about the area. If you have been to the area, there is no danger of another highland tower case else all places with hilly or slope is condemn.

Best is survey the area and go for the low rise. Only bad part is walk up stairs for kyoto if I recall except for the highrise.

Only certain local bank is willing to finance this area. Good luck in your hunt. It is indeed an undervalued if it is not of the fear everthing about BA is landslide.

just bought terrace house opposite kyoto garden... Taman Bukit Jaya for RM400k with 89% loan... moved in Aug 2014, such a wonderfull place to stay...
