Thanks! Hope everyone has a chance/money to renovate to make the home enjoyable + gift to family members to enjoy,my reason to go thru all the learning, frustrations and uncertainties...sometime cannot sleep.. yawn.gif

Many people have no ideas..so I share my mistakes and any success with everyone..please forgive if info is not enough,still learning.. wink.gif


Below is picture of concealed wiring with white PVC conduit. They hack the bricks little bit , put the tube in and then only cement and plaster render..this way- reduce double work.

The line is not steel bar - it is the line created when they peel the plywood out...

Hi jojozep,

Did you get approval for RC parking porch? mine got reject and submit again and approve with the conventional parking roof.

Your reno look much bigger than mine, mine tearing down nearly 60% of the house and is a intermittent lot.

Latest update - pain in the neck contractor slow down the construction. I am still wondering why? I refused to give him tiling works after he back out on his words to include cutting of holes for lead lights - I ask him twice before I let him do the plaster ceiling for rm12500..and he lied with a straight face...telling me twice in my face that it will be included...then halfway, told me it is not included.

He was recommended by a Christian real estate agent(Cleo from Reapfield)who I bought the house from...truly truly...a big slip-up on my part, as he claims to be a true Christian..I am slowly discovering the truth.

Today, his workers now tells me about his background- apparently this is not the first time.... He even has been in a fight with house owners...and was once punched. Tonight, I also met one of the several tilers that he did not pay....

Be careful of recommendations - especially from people who have not used the contractor before...

I did not want to do this....but after long thoughts, I think people out there deserves to know the whole truth...so I am sharing in this forum..as per my original intention...about the journey...

heard n read a lot of stories about problematic contractors. Good thing that forumers like u willing to share their stories to warn other forumers not to follow ur footsteps. Seems like he purposely wanna cheat ur money.

Btw, i really think that the best is to use reputable LYN contractors as, if he done anything wrong, u can start writing bad about him and his online business is ruin for good. Eg: for kitchen cabinet, anything wrong, Erny will quickly rectify for forumers. If forumers starts complaining about her, no1 will engage her to do KC anymore.

Something wanna share with Forumers. There are many shops and contractors out there trying their best to think of ways to con consumers money or deceive them.

I am selling solar power + grundfos water pump package at a very low price but some customers came to my shop and say i can get cheaper. THen i ask back, r they really giving u grundfos instead of other cheap pumps? they say yes. The photo below is a very good example. This shop advertise GRUNDFOS logo with GRUNDFOS pump picture but when u look at the tiny words, it is writting "GEMINI EP2-30PC". SO, this shop is giving GEMINI and not Grundfos water pump, how misleading.

Some shops are more professional, they give u Grundfos Pump but they replace the Tank or Pressure control worth RM 400 to a Cheap CHINA 1 for RM 100+ only. So, consumers will think that they are getting original grundfos pump.

Conclusion, if u want to have a smooth and happy renovation, better spend a little bit more to engage a reputable contractor and purchase from the right shop.

Maybe because you have a long house, my front was not that "long" did not get it approved. Or perhaps the MPSJ just want to make some delay and find some fault. Anyway is approve with normal roof.

But plan to use the Glass awning instead of RC roof to let more light in.

I got a contractor working now, already tearing down the house. Hope he is good, as of 1 month work, he still have not ask me for payment yet.

I feel sad with your encountering with the contractor. From the pictures you posted, i guess that your reno would fetch up to RM180k-RM200k. 4 months is possible if the contractor brings in all the manpower he need. The nightmare will start if you invite many different contractors and the main contractor will start playing a blaming game.

So many issue with not even half way the reno. Workers not getting paid, how to get good quality work. The problems will keep coming. The worst scenario would be terminate the contractor and appoint a reliable construction company to finish off what you have started. End of the day, you want a quality finish and peace of mind.

Many Christians fell for "Christian brotherhood" for work and many people called themselves a Christian but never behave like one.

Sorry to hear that, but nowadays material price crazy increase, your contractor delay ur works at the end he will buy the expensive material.
Like last year common clay brick 1 piece around RM0.28 but today need RM0.37/pcs different around 32%.

Normally contractor will complete the job asap, in order to avoid material increase price. hopefully u can finish ur renovation works soon.

Every cloud has a silver lining. I understand your frustration and share your agony, having been through the same renovation journey. Now, finally completed and going to move in soon.

I didn't have an extensive renovations like yours, mainly tiling works in the porch, backyard, kitchen, 5 bathrooms, balcony, building brick walls, etc. My tiler completed all these works within a month. He brought in 5-7 workers on weekdays as weekends are prohibited to work by the management. He told me that all his Chinese workers are being paid daily between RM120.00 - RM180.00, so he can't afford to delay the work. The faster he completes, he can moves on to other jobs.

My plaster ceiling, plumbing and electrical wiring were working in tandem with the tiling. So all my wet works were completed within a month.

Painting took 8 days for interior and 2 days for exterior (Grd Flr, brick wall and fencing). All painted with 1 coat sealer and 2 coats primer.

Grinding and polishing my parquet floor ate up 2 days. Post renovation cleaning took another 2 days.

Finally installing kitchen cabinet, wardrobe, pergola, grills, gate and autogate, outdoor filter and pump, retractable awning, air-conds, fans lights and soft furnishing (curtains and rods). All these are done within 2 weeks.

To me, 2 months seemed like a long, long time and I can imagine how your life is being affected as your reno is more complicated than mine. Hang in there and I'm sure you will find a solution to your problems. Have a little faith!

Major renovation quite headache~ my house also under renovation and i estimated 250 k ~~~ but look still no enough... rclxub.gif the contractor last year oct starting the work until now 8 month already~ just finish 80% . vmad.gif most of problem is the contractor not too enough manpower... doh.gif

Price from contractor to contractor can differ a lot.
