Yes 900k+ yes but more exact about RM950k. Note that end lot has less extra land then corner btw.

Actually if you consider the build up then it is quite a bit.

The old 22x70 - 3123sf - 620k - RM198psf

The new 22x65 - 2637sf - 660k - RM250psf

But 1 thing la. If Nadayu itself ever flood ah, I would say that probably 80, 90% of Kajang or South of KL would be under water. Its on pretty high ground.

I would probably go for optimus's choice as well.. rent it and foot for the interest a bit.. probably looking at RM50k+ appreciation per annum for the next few years for this one.. Coming from the series of developments coming up and also after occupancy and completion of the whole Nadayu project.. Might have some chance for more if all the catalysts comes in smoothly and fast..

It would be a bit silly for Kajang 2 to do that as they will make the line much longer within Kajang 2. Because one end starts at the North East side while the other is the more northern West side. If they were to extend to the South it be silly. Number 2 is, they have planned for their retention pond and low, mid cost to be on the North West section. Well, being a profit oriented developer they would want to place it on that side rather than their profitable sides.

This actually sounds bad but. They probably won't want to sacrifice future sales. To them, Phase 1 and some semi-Ds have already been sold, so there is less obligation of the developer to improve their welfare further as compared to ensuring their future sales. But yeah, definitely underground will be an excellent solution for everyone. Even the developer themselves will benefit from better sales and reputation.

Just some updates.

I managed to confirm the flyover is being built already. The HTC alignment in Kajang 2 will only change slightly only, won't be much. Basically don't have to bother about it.

Got some updates that Kajang 2 will have a Shopping mall, Hotel, Corporate office, entertainment areas, indoor sports area, medical centre and convention centre.

The private and international school is expected to be operational in early 2014.

Haha that you gotta go there to check. I rarely ever go into Kajang 2. Maybe once in 1/2 a year... maybe... I hadn't gone there anytime recently.. But they are probably at an early stage.

Earlier in the year the rain was abnormal. So construction was slow. After that Chinese New Year. Contractors tend to really slack for the month then. Now it is approaching elections. Approvals are more difficult during this period.

Structurally though. The thing is more or less complete already. Just some aesthetics stuff.

From what I heard they have put in the submissions for relevant approvals already. Probably mostly in the hands of the Town councils and approvers now. No issue except for the fact near elections as I said tongue.gif

Actually it is very common Pezu. I can tell you many projects had especially had their launches delayed because of changes in the town council. I personally know quite a few and I am not even working in a development firm. From what I can share is their requirements for development orders changed as the town council changes. Well but handover of property not so complicated la at least.

Hi AMINT,

Yeah the TNB Room 1. is at the 2.5 storeys cluster. The 2nd one is at the southern west tip of the development near the main road.

The HTC is at the northern side at Kajang 2. Its a good 1/2 km away from the middle of Nadayu. The closest unit in Nadayu is 350m away.
