Why not also consider the terrace houses in Botanic Garden (Better access to Jusco) or Parkland (Some are bigger size) as well?

Some sell around 350 ~500K??

Suggest you check it out with i-property website and call up the agent for viewing. I am not saying that Bayuemas is not good.

But very few bayuemas subsales properties listed in i-property and good to look at other nearby alternative as well.

The other two for comparison....the Reika semi D in Ambang Botanic is 1.2 m to 1.3 m - 2700 sq feet bu. 36 X 82 land areas (subales) in G&G

Bandar Parkland - 1.03 m - 3500 sq feet bu, 40 X 82.5 land area (new one) in G&G

Bayuemas is no doubt is lowest and AB2 are the most expensive (& smallest) here...but bayuemas no G&G...probably by this few days, all the facing east units will be all gone. Facing west is not something interesting for me...cannot understand why I&P build the house facing West??

What I heard from WCT and I&P SA is that WCT brought a piece of land from I&P few years back...

The land is for future WCT residential project....Only semi D and Bangalow house...no sure when they will launch this.

The land is not big...only 50 acres beside sazuen biz park.

The above info got no black & white...they may change plan in future.

The land with "??" is also WCT land, right??..that is the one that they propose to built the high end residential project....If I am not mistaken.

As for the land you marked as "WCT" is the land that they have been reserved as "future WCT commercial project"...More likely to be future high rise office/ service apartment etc...I was told that is not ready yet for launching anytime soon since this area is not "ready" for this type of development at this moment.

Between these two piece of land is Jln Langat.

I have not seen this land physically myself as I hardly pass by this area....one day I will go there to see it myself to confirm what Xepa saw...

Johan Setia is on the left side of Kesas Highway after Kemuning toll, the Jalan Johan Setia is parallel to Kesas Highway, plenty of agriculture land, like kampung, can find pineapples and fruit stall along the road.

This is a toll free road from Kota Kemuning/bukit rimau to Bayuemas, just drive along Jalan Johan setia, will passby Bandar Putera  under IOI, around 5-10 minutes will reach a busy junction with traffic
Ight, turn right to bandar Bukit Tinggi, left to Banting, bandar Parklands, drive straight is Bayuemas already.

Ppl from Bdr Parkland told me not flood.

If interested in investing in shops, there are some shops further down the road...Parkland (subsales) around 900K or

Bestari business park further down the road, 1.1m for 2 storey shops an 1.5m for 3 storey shops (KSL project).

This areas will take another few more years to mature, i.e., there is limited commercial activities in this area.

Sazuen is quite worrying.....any idea what % of their property already sold currently? If not mistaken, I saw someone also comment that their project is slow in this thread previouly....

How you guys find the traffic jam in the Kesas/ Langat junction if we intend to go from bayuemas to Jusco? What is the worse time for the jam normally and how long do you guy take to clear the junction?

I have been there quite a number of times and test out the traffic, my own experiences are not as bad as what ppls describe in some other thread. May be I am lucky? (Or Unlucky) ?

My experience is ~ 5 to 10 min..but I did not cut cue from the left lane. Sometime less than 5 mins.
Only one instance take more than 10 min due to the raining time.

Any situation you guys need 1/2 hour to clear this Junction? I saw someone comment this in another website but I never experience this.


As for the Langat/ Jln Johan Setia (In fornt of Parkland) junction only take 1 min+ to clear all the time.

I am trying to convince somebody to invest in this area as it is relatively cheaper compare to Botanic side. At the same time, he is quite reserve about the traffic jam and lorries that jam up this area. Apparently, he also saw some ppls commented in the other forum thread that the traffic jam is a nightmare for the residents (during peak hours) and it is a major negative points to invest in this area…

Obviously, lorries cannot do much and it is up to individual to decide whether they are comfortable with it.

As for the long traffic jam we seen everyday alone Jln Langat, my opinion it is not as bad as ppl has describe in the forum threads. Main reason is that the traffic light will let go quite a number of vehicles at one go….mostly of time it only take 5 –10 mins to clear the traffic light…..some times take less than 5 mins.

But that is my own experiences, I am not staying in this area. Hope ppls who stay in Bayuemas can share you view here….it is really that bad during the “peak hour”? What time is peak hour that the ppl talking about here?

If we travel to Shah Alam/ Subang, we can use Jln Johan Setia which end up in Jln Kebun.

Jln Kebun is quite close to Kota Kemuning and linked to LKSA.
