Yup. If RM50K balance billings you save RM3K.

The LAD also depends how much longer they drag. If they gave VP at mid of april, i am sure the extra LAD cannot compensate for the GST.

Be grateful Sunrise gave VP on 31.March hehe.....

Title is office. But can bylaw/local authority stopping you use it as non-office assuming no restriction from DMC. If no, mind to share what is your concern on the usage aside the paper title concern?

If your concern is llleagal residential usage, mind to share your view on projects such as Empire Subang, Empire Damansara, First Subang that already in operation where units used as residential?

And your view on the upcoming such as Empire City, Atria SOFO, I-SOVO, Arte etc?

You didn't share your concern about the usage other than office. I am just an investor and will let the market force determine the direction of the project. Let's see what is the trend 6-12months down the road. And since you are not owner nor interested prospect buyer, let's agree to disagree. thumbup.gif

low floors with fraser residence direction is having nice pool view. also cemetary view

Those with KL Tower direction can enjoy the unobstructed kl tower until the Platinum Face block 2 is going up. Surprisingly it is not very noisy.

I agree with cheahcw2003. Regardless the usage, I am happy with the end product and location with the price I paid in 2011.

Btw some of these forumners are actively commenting in this thread and emporis. Where else in the past and future, there are many projects with similar concept. But I didn't see them actively in these threads even empire damansara and empire city etc. I can't help but wondering do they have hidden agenda. In other forum, the same nicks are actively in a thread where a young lord invested heavily in these two projects.

If these forumners are sincere in educating forumners about sovo/sofo application, much appreciate if you could participate in these threads as well.

If it is for hidden agenda, why not you create another thread so that you can put your voice there?

SCH H is just a regulation to protect homebuyers compared to if you buy commercial. Previously pre 2008, all serviced apartments not regulated by SCH H.

It is a question of risks vs rewards.

Pls enlighten me with your views.

There are many similar products out there already completed, vp-ed and occupied. Hints given earlier. If ur concern kochin kor about the usage, pls post ur concern in those threads. Some of the projects vp-ed 2-3years and occupied well.

It is still unknown what summer suites will turn out to be.

There are reasons why developers sell and buyers buy such products. It is a question of risks vs rewards.

There are thousands of proper residential properties out there if ur requirement is residential title.

Sovo/sofo obviously not everyone's cup of coffee or tea.

It is risk vs rewards and market supply and demand in my opinion.
