Nearly completion project with this affordable price compare to surrounding projects which able to avoid GST kick in by April 2015 is an attractive investment for its address in KL area.

Will check out this tomorrow at the sale office. Anyone has unit to let go/for sale please pm me. Thanks. ( small to medium unit ; prefer not lower than 15th floor )

Office glut. Not much appreciation can be expected on completion.

Office may has its advantages, less problems on certain group/ flooding to the block. Agreed may has less appreciation. Could be a good tenantable asset. Saw UEM still promoting VOS at Paradigm Mall last week, may be there are units left.

All small units gone, Only left 713sqft and above. Price near to 1000psf. No car park, leasehold.

Going to complete soon by mid 2015. GST effect is minimum only for last few payment stages. Non residential is standard rated GST and some units taken lately by buyers that trying to avoiding GST effect for future commercial properties that will have 100% GST effect on top of the quoted price after April 2015.

So good sales? Though good location but cemetary view. Bad feng shui. And office block. Easy to rent out or not?

if ur entry price is low and ur willing to rent cheap then should be ok =) Shopping mall oversupply is worse than office. For office, if u can offer the same price and give companies a few reasons why they should move in, then got chance. If retail then die lorr.. but no carpark allocated for each unit is a major turnoff for businesses.

No carpark but can rent. No issue. Only even you can rent cheap, surrounding klcc got so many choices to pick. Stiff competition. Need really strong holding power before your unit can be rented out.

Yes. need holding power.. very few good deals in today's market. btr buy with caution. 3 years ago most investment's were very profitable but I can't say the same today

My fren told me there is a guy have just bought 11units (worth 7 mils) recently. He sapu almost all left over unit in block b. Not sure why he is so confident with this project... Came in so late and so confident.
