Nearly completion project with this affordable price compare to surrounding projects which able to avoid GST kick in by April 2015 is an attractive investment for its address in KL area.

Office may has its advantages, less problems on certain group/ flooding to the block. Agreed may has less appreciation. Could be a good tenantable asset. Saw UEM still promoting VOS at Paradigm Mall last week, may be there are units left.

All small units gone, Only left 713sqft and above. Price near to 1000psf. No car park, leasehold.
Going to complete soon by mid 2015. GST effect is minimum only for last few payment stages. Non residential is standard rated GST and some units taken lately by buyers that trying to avoiding GST effect for future commercial properties that will have 100% GST effect on top of the quoted price after April 2015.

Surprise to see this forum seems more active than before lately. the Project also hotly discussed in the market, it is partly due to the Award received recently or because of the GST effect coming into effect that all future new commercial project will have an extra 6% to pay, last minute snap up?
One of the cons for this project is the road access ; dead end and the road is rather small for this Jln Cendana in view of the high density buildings sharing the same road.
As for the new aggressive investors that recently took up so may units, will it be possible they have plan in mind to turn them into virtual office such as WHITESPACE, etc.. ? All should be known after VP.

Saw many units fully furnished for resi, management allow mattress and bed moving in. Some units rented both for office ( bigger unit ) and resi for small units such as studio and 1 bedroom.
In another 1 to 2. months , it is going to be a happening place. Rental between RM 4 to 5psf. It seems a good sign despite poor market sentiment.
