Not everyone know how to calculate like u lah, but I fully agreed. Location is important. All his points are right base on paper.
Rule 1: never too close to lrt which minimum should be 1km.
Rule 2: will tenant want the steam bath or not is up to them, not enough money to buy food still want to enjoy steam bath?

Mahkota and sterling can fetch 2000 max because near to paradigm. Eve suites can fetch 2k plus because at the tunnel?

Cabut, need to check with bank see what is the penalty. Losses may 30k or lesser. If dun cabut and stay till the end, take a gamble.
If u win, completed, u will struggle to rent to compete with 600 plus eve units and all the surrounding low rental units. The max rental u can fetch 1500. If can't fetch or empty will be struggle to pay installment and management fees of 2 k per mont x 6 months at least. If all hard to rent, owner won't pay management fees, eve will be a run down unit.
If u loss, abandoned, u will loss base on what stage of the claim, basically should be more than 30k.
If I were u, first I won't buy. If I bought ,I will not gamble in eve. The risk against gain is higher.
