Completion is 2014 , from now only 2.5yrs. Or 2015 completion which will be the next cycle of recession and this new York style condo will be empty style condo...

2040 still ok, at least can complete. Only how much interest will be going into the project. If buyer is 20 yrs old now, 2040 will be 48yrs old....

Now only changed the contractor? Why never change a year ago? Reason to change is because never pay the contractor thats why work slow? New contractor if no payment again slow and change again....then never ending

I feel sad for eve suites buyer.

1) eve suites launched 2yrs ago till now still seeing empty land which can play football on it
2) uoa new project at taman desa cost rm 400k for 2 rooms with kl address which should be better than eve suites in terms of pricing , developer and design.
3) uoa project might even complete ahead of eve suites if with current progress

I hope eve suite able to be completed and don't spoilt the area as an eyes soar ...

2 yrs d as I know about this project, till now still seeing empty land....condo completion time is 3 yrs. Now 2 yrs pass still arguing this eve suites is good in progress. Buyers, please wake up and form a committee to fight for your right. If buyers always think eve suite is healthy, then just slow slow wait.....even lrt completed also maybe can't see eve with the current progress. I hope eve can be completed too because I have units at crimson and do not want something bad at the side.

I like the new York style comment too. Buy always buy with your brain but your with your heart. This is little new York in the hole. Now actual new York. I also can turn empty units into new york style, but not at kelana idaman. New York style in kl or pj should be better rite. Location location location

Signing doesnt mean anything. The date of completion or time of completion should be stated in the SNP or check with the lawyer.

Now still talking about pilecap...how long already still talking about piling...anyone buyers see anything wrong or not...is definately something wrong lah.

I not the buyer of eve but just concern. Buyers, just form a committee and go check with the developer in group. Do not ask one by one...no power at all....

Zenith to be completed soon by this year which launched 2 yrs ago together with Eve!!!

GO AND CHECK OUT WHATS WRONG!! NO MORE TALKING ABOUT PILING but HOW MANY FLOOR is much more healthier!!

I agreed with everything but I do not think 70% are investors. Investors are good in calculation and will not invest in eve suites. Flipper, first time buyer and own stay buyer should be most at eve suites.

Well, those buyers not really worry, care and concern, they just wait and see attitude...let them face it oh.

I agreed is very serious problem. The progress is far too slow, and buyers like wait till end year and see how.....act before is too late.

Seem like only 5buyers here...either a lot not in this forum or a lot are developer friends...if a lot are developer fiends mean the unit will be empty unit, not many people paying maintenance also one problem oh.

Dunno whether buyers can halfway pull out from loan and loss some little money rather than the whole lum sum or not oh...if cant pull out mean will be all the way and heart attack for yrs if still dun see anything come out from the site!

Seem like desa green, you one, empire remix and others all will be completed ahead of eve suite with the condition that if eve suites can be completed. 2015 mean buyers loan all stuck in this units for five yrs count from 2010 . rclxub.gif
Buyers better chase and make sure things are going rightly to safe guard your own money.

This project launched on 2010 only sign snp 2011 end. Booking fees paid on 2010. Definaltely need to chase, progress is super slow.
Nzx I'd total failure but developer claim will revive it, so far no actiaon at all. The location. For nzx is not right, dead end how to expect people to come over to spend....

Eve show house and sales office are ready before zenith. Is about the same time of MSQ. First few days already with all the stickers on the sticker board. Like the strategy as one of the condo nearby and keep telling visitors almost sold out and many on the waiting list. I recalled many are buying for own stay that day as claimed by the agent. That day my friends and I were there and calculating, finally my friend bought a unit at mk cost 400k plus too but with good rental.

Interest Suppose earned                                                  = Rm 128,908 ( For 10 months) BASE on 70% SOLD

Where has  the interest GONE ?? I had raised this issue to both Big House and developer but to no avail .

However , why i raised this issue is that i have been waited too LONG from booking date to S & P Signing date which is very ABNORMAL. I will ask them to explain again in this coming proposed meeting .

Hopefully the answer will be ready for us . I am not here to FIND FAULT with developer but only Frustrated why the idling Period was Damn LONG . AFTER THAT , I need to suffered again for construction delayed .

Don't keep on scaring the buyers lah, they already sweating oh. But your suggestion is good...

I hope the project to be successful too...but look at the progress and keep changing contractor, sigh....

Even if the project is successfully completed, how to rent out for those owners....a lot of competition oh.

D'aman ria rental 1133sqf only rm1800 max and most of it only rm1600.

Not everyone know how to calculate like u lah, but I fully agreed. Location is important. All his points are right base on paper.

Rule 1: never too close to lrt which minimum should be 1km.
Rule 2: will tenant want the steam bath or not is up to them, not enough money to buy food still want to enjoy steam bath?
Rule 3: ara damansara over supply of shop houses with still a lot empty units how to overflow to nzx or eve...
Rule 4: on paper gain is different from actual gain, better not to compare to ara green but compare to diaman ria, crimson, suria , puncak nusa and so on.

Mk20 small unit about 500+ sqf selling 400k plus but can fetch 2k plus to 3 k because at mont kiara. Tropics can fetch 2500 because at ss2. Danau permai can fetch 2000 plus because at taman desa. Mahkota and sterling can fetch 2000 max because near to paradigm. Eve suites can fetch 2k plus because at the tunnel?

Cabut, need to check with bank see what is the penalty. Losses may 30k or lesser. If dun cabut and stay till the end, take a gamble.

If u win, completed, u will struggle to rent to compete with 600 plus eve units and all the surrounding low rental units. The max rental u can fetch 1500. If can't fetch or empty will be struggle to pay installment and management fees of 2 k per mont x 6 months at least. If all hard to rent, owner won't pay management fees, eve will be a run down unit.

If u loss, abandoned, u will loss base on what stage of the claim, basically should be more than 30k.

If I were u, first I won't buy. If I bought ,I will not gamble in eve. The risk against gain is higher.
