is not about the pricing, is about the progress is way toooooooooo slow...

i'm sure someone in the smland is viewing this thread. let don't give face to them... shoot them!!

Price does play very important role into your project.
If the price per unit is too expensive it may result less buyer to buy the units. If the units are not sold to certain percentages there will be problem in funding the project. Unless for big developer this can be rule out due to they cash rish but the small type developer this could equally big problem.
When dont have enough funding for the project the project will automatically will be slow progress due to the buying power for the resources is less.

Developer Corporate office No : No 2, Jalan 4/91A , Taman Shamelin Perkasa , 3 1/2 miles
kL : Tel No : 03- 9281 3545 .

We should be in joint effort to confront the Developer but most importantly is to gather and loop in more purchasers ( better strength to face them  ) especially to those who are not within this forum or Blog of discussion . It better to say " SORRY " Now than Later . cry.gif  God Bless Us

Actually that is good idea.

Must give pressure to the developer!!  Head to their office and find out what's wrong with the slow progress!!
No credibility if this developer just collect $ by delaying the schedule &/or should they deliver a low quality of premises in future.

Heard this developer has another semi-D/bungalow project in Seri Kembangan but not launched.  Are they using our $ to finance their new project?
*
Enough talking , please arrange a meeting with all the buyer with the developer. Get a concrete decision on the project .

How much u wanna sell? 500k or 600k? Mean per sqf about rm700 which is more expensive than mont kiara or bangsar price. One room unit fetch this price is good.
*
too expensive to sell it. Even before piling already got several delay , not sure during construction .
Usually it cant go that high becasue the area need to develop also.

may take some time to come that stage if the building is up

Why create feel good situation? Initial price for 680sqf not 390k?
*
What i remember the initial price after discount is around 360K . Now it is 390K an appreciation of 30 will make the buyers feel good about the investment in this property. But actual in fact the project may delay due very slow construction .

Today I passed by the site and seems like more activity going on since the hoarding gates were opened, normally they are closed. Saw more machinery and at least workers on the site.

Anyways, too bad this developer very 'tamak' selling fully furnished units and mark up their psf price so much, anyone with any exp in reno would know how much they are making on these. If they sell unfurnished units for reasonable price psf then this place is definitely a good investment.

Besides, what good is it when every single units looks the same?
*
That is one of the main reason i did not purchase this unit beside too expensive. Because all the unit will be the same and nothing special about it.
If you are staying there you at least need to do a scale renovation just to make things more differently than your next door neighbour.

you might want to update us more on the construction status first and to clear the air before you want to push for more sales as yet.
I'm sure everybody else here will agree with me.
*
yes 100 % agree.

sometimes it is the payment to the sub-contractor . Developer takes a long time to award all the works to the subcontractor .maybe to find the best price ...

S&P signed earlier...

Did the developer made any draw down from the banker after the S&P.?
Usually the developer will make stages of draw down of cash from the banker based on the construction progress.
