All the while, it's my believe that our economy is too small not to be affected by world economy.

Lately the gold has been tumbling down indicating the shift of investment of the traditionally safe heaven of gold investment into the more risky trade. This also goes to show that the world market is getting more confident about the world economy.

As for the local malaysian market, believe that lots of government linked companies could be affected should the current government goes down. However, there are also non-government linked companies that could continue to push the housing development into new heights in the new environment.

As for Jadehills, it's believe that this nice and good development is under value and has the potential of price surge. However, the current marketing strategy needs to be improved.

The word "not so nice" is subjective and this depending on individual.

Personally i would think that the space design is very practical and the top floor could be converted into one additional big room which some of people has done it.

The big roof terrace and garden terrace is also additional feature that could be found in quad villa and these are elevated outdoor space that are useful for outdoor activities.

For the 3436sqft build-up for quad-villa, I do not think anybody would let go at 1.4Mil.

Although I'm not expert in landscaping but I observe that Gita Bayu and Jadehills are having different concept and design in landscaping.

My observation is that Gita Bayu's landscaping is closer to the usual Malaysian's landscape that we have in our surrounding, the species are more random and mixed, the shades are more but the theme is not clear.

Whereas Jadehills has defined theme in their landscape design and trees planted in certain areas are more homogeneous rather than random. The trees planted are not the normal trees we have in our surrounding and thus it is more modern. And currently the shades are less.

I would say that there are pros and cons whichever design one is adopting. However, we are comparing a more matured landscape(Gita Bayu) to the less matured landscape(Jadehills). Things will be different in years to come.

Gita Bayu has got Minlon industries and others right across the road and is also facing the main highway.

Whereas Jadehills is buffered by Taman Setia Impian.

It seems that the development is rather quiet lately.

The Mooncake festival is coming again.

Believe that Gamuda is sure to hold another celebration?

Why is it bad? The factory?

It is among the best among the famous rick enclaves in KL.

The access road is a proper tarred short double lanes with landscape.

Lots of famous rich enclaves in KL, you need to pass through village and dirt road before reaching the development.

Lake bungalow is truly a premium provided that the lake is well maintained.

and trust that the earlier flooding issue is but temporary and the problem has been permanently solved.


On separate issue, anybody has got update on the sale on properties in Jadehills? Especially the landed units.

Jadehomes have been busy on the international school and the service apartment. The landed units are losing its momentum, would think it's high time Jadehomes put back its attention to the landed units.

Thanks for the sharing.

I have long advocated that Gamuda should change their homepage. The revised homepage is however still not up to mark.

For new launching, there should be artist impression.

For completed design, if the completed houses are to be shown then it should be shown side by side with the description, proper naming and specs so that the purchasers could relate.

The specification shown in the homepage is scanned and it is not that clear. it could be better. they are not giving their best.

Came back from oversea two years ago.

Found out that Malaysia has totally changed.

Traffic jam, lack of skilled man power, serious inflation, & etc.......

Too engaged in works that I cut down time on my interest on properties.

That seems to be optimistic and it is great if it is true.

Things have been gone quite slow lately in the property market.

And Jadehills has been very quiet as well.

If some tasteful show houses are constructed, that would attract big crowd and create interest.

People needs to see something that lure their senses before they commit a big amount of investment.

This is especially true for Setia Alam.

I really felt interested and excited looking visiting the show houses.

Good thing for Jadehills owners.

No more land in Kuala Lumpur/Selangor for this sort of few hundred acres development.

New concept/design will be introduced with these new development and the neighborhood will be upgraded.

Jadehills publicity so far has not made very good impact and it will attract attention again with these incoming new blood.

DOE clarified during may this year in star paper that those are not smoke but steam and the factory zoning distance is within tolerance of the guideline.
