Didn't expect Delmara oso got good sales...
And SD ord got price-jack history... so ppl now juz grab if its right and dun plan 2 wait for next droplots... buta2... 20-100k increase for nothing... For RM231psf (RM695k/3004sf), seems like reasonable... Nice facade, dual balcone and solar heaters, good add on... STILL NO ALARM FREE (kanasai)... So confident manyak SAFE meh!!!! Phew, release tension skit! Anyway, bottom line, some will appreciate it (as shown is sales take up rate).. And some will say its expensive (since land size still 26x75)... But compare to Setia's latest... Ok its a diff. ballgame, G&G, higher grounds, 3sty, 4500sf on 26x82. At RM1.65m, wif >50% take up rate... Maciam dun belip property prices lately... Especially around tis 2 area (SA and BBR)... |

I believe with the setup... partial perimeter fencing...
only walkin can masuk kua... hopefully can easily setup card access sys like in Aman Perdana. anyway, went to the site 2day... Fuego owner, those last row... i guess we gonna team up to ask SD to erect the sound barrier... it's quite loud also, fortunately, the lamp post, its being placed in the middle of 2 hse (mine kena)... lucky not directly in frt of main gain although opposite side... i tot downstairs got plaster ceiling (flatboard), infact talak sigh! i hope the toilet is as promised (as showroom) with the full mirror installed... currently talak.. didn't notice got bidet installed table top already got "L" shape but not very long (black tiles top)... some hse finishing still not very good... quite rough cement upstairs... anyway still long smore, juz tat all already claim, except remaining % frm vacant possession handover + various thereafter... i was told avani shld be 600k onwards but most buyer are waiting for the new launch... speculated abt 550k towards setia alam side, size not sure yet... most likely 20x70 or 22x75. This is surely crowded on ballot day - but the drawback, some portion will be near HTC, but entrance shld be setia side, no need use meru road

Wow, gud2, more competition... But then again... Buyers r always on the loosing end when it comes 2 ballot style... Eg fuego hse gates were much thinner+less metal strips compare paloma... The hse number were oso ciplak style... sigh... Wat to do, all these were not mention in s&p... Sales advisor were so bz on sales day... So all cut cost... profit 2 the max... |
