the dilemma is..
- buyer buying sanderson 900sf for 410-420k before able to view internal [balls of steel, or just deep pocket] - buyer wanted to get 400-410k units but wan to wait for CF for viewing, but for sure upon VP.. all owners tat i contacted are all going for 430-450k..
so either its a chase price game.. or if ur lucky.. secure one n pray its good finishing..

btw developer side confirm is early of July for hand over.
apparently 900sf transact reach 430k edi.. wow tat makes my unit for sale on hand 420k .. come come who wan get a unit pm me..

nope its the Homes type, villa's oso slightly higher only base on bank value..
however the asking price is much much higher la.. lets wait vp n see how it goes.. as from experience as long as all owner can hold it together n sell of at reasonable & close to each other pricing.. bank value can catch up easily

this unit is one of price very good deal.
pm if serious buyer only.. no viewing of internal, only from external @ guard house & layout plans

Initially target end June, but then dev working hard to make sure all aspect are in proper manner n fine tuned.
Believe me much small details stuff have been changed n rectified by the management & dev ppl
I knew the above coz I was together with them when they do the inspection

If no new access road to COG, sure die one the project coz it consist hypermarket I believe COG developer won't let this happen gua

Oh yah I got asked a lot why 900sf no more 400k, so hot selling kah?
not both Blk A & B have 900sf units
Blk A 1400-1550 & units with garden Blk B 900sf - 1400sf with garden Blk C 1400-1550 & units with garden
So in fact Blk B only have about 130units & about 110units is 900sf so let's say half is for own stay only left with 55units for sale only... Only 20% of it wants to sell off before VP & 80% wan sell 450k after VP @@
