222 & 288 is totally different project, by the same developer, to sum it up, 222 = commercial land, hence service apartment, and 288 = residential land, high rise condominium. 288 just beside 222

Possible. There's another project by UOA nearby across the road call Setapak green, u may get comaprison between SG and 288 in this thread: http://forum.lowyat.net/topic/1584595 hope it helps.

Has anyone thought about the natural lighting issue? I could be wrong but...

i went to the show room last week and really like about the 288 design. However, i found out that on unit type A, type B and type B1-a (lowest to midium high level), there may not be sufficient sunlight into bedroom 2, 3 and 4. This means, those bedrooms may be totally dark if no lights are turned on, even during day time.

I think no natural light into bedrooms during day time is really a bummer... what do you guys think?

That is why UOA change SG design into ‘Semi D or D” in the air according to the SG project manager.

i have bought a unit from UOA in menjalara, they used to make it corner unit for almost all units. One thing, i dislike UOA is they used to block those nice units and told many story force to buy those 'not nice' unit first then will release out to sell higher price. Somemore now, they are amending their plan and purposely to attack other site with their weakness. Thats why they sure will tell you their goodness to convince u. In fact, is quite same like 288 as the we might not know the sun light will expose to which direction accurately.

KUALA LUMPUR: KP Property Sdn Bhd’s latest project, 288 Residency in Setapak, Kuala Lumpur, has seen a 52% take-up rate over three days.

The developer soft-launched the serviced apartment project on Sunday, Oct 17.

The project was opened for sale following the success of the developer’s maiden project, 222 Residency, also located in Setapak, said a company official.

222 Residency has been 90% sold since it was launched in August this year. KP Property Sdn Bhd is a subsidiary of construction group Kerjaya Prospek (M) Sdn Bhd (KPSB).

222 Residency comprises a 28-storey tower with a total of 222 serviced apartments on a freehold tract. Built-ups for the units are between 861 sq ft and 1,203 sq ft, with prices tagged from RM280,000. Its expected completion is June 2013.

Meanwhile, 288 Residency comprises 288 units within a 29-storey tower on a freehold tract. The standard unit size is 1,408 sq ft, with an average price of RM488,000.

The contractor-turned-developer had previously worked on projects by developers such as SP Setia Bhd, IOI Group, AP Land, UM Land and Malaysian Resources Corporation Bhd.

Kerjaya to build landmark hotel in Melaka

Kerjaya Hotel Sdn Bhd plans to invest RM400 million to build a four-star 32-storey hotel, the highest in Melaka, together with three blocks of serviced apartments.

Melaka Chief Minister Datuk Seri Mohd Ali Rustam, in announcing the project, said the hotel will be developed on a 3.645-hectare site and is expected to be completed in 2014.

"The hotel will add to the 11,402 rooms available now for the convenience of tourists visiting Melaka," he said the project''s ground-breaking ceremony at Kampung Bunga Raya Pantai here today.
The hotel, to be named Kerjaya Hotel, will have 306 rooms and is expected to employ 400 workers.

Mohd Ali said the first section to be built will be the 32-storey hotel, followed by the three blocks of 27-storey serviced apartments which will comprise 700 units.

"The hotel has targeted 75 per cent occupancy and hopefully, will help the state government to extend the stay of tourists from 1.89 nights achieved last year," he said.

He also said that 136 residents occupying 80 houses in the development area will receive compensation amounting to RM1.93 million.

Mohd Ali also announced that starting in the first week of next month, Riau Airlines will be using the Boeing 737 aircraft which can carry up to 140 passengers for its daily flights between Melaka and Pekan Baru, Riau.

The Boeing aircraft will replace the Fokker 50 aircraft which can carry up to 50 passengers. -- Bernama

before soft launch contruction already started since much earlier time. dats y we keep saying kp has high sincerity in buiding 222 and 288, not only delivering fast but also good in design and promised quality material.

This will give SG a run for their money I think. If KP delivers this well, they will be a mainstream developer.
