Another today I met a KLCC investor who share between buying KLCC (rent to foreigner but few) vs Setapak Suburban (rent to many many random locals).

Upper-income foreigners are scarce so KLCC rentability abit susah but their rentals are good profit and paid on-time. Setapak too many agent calls with potential tenants, but most locals CANNOT pay rent ON-TIME - turned him off how to chase them every time.

So is Eco City worth investing in now? What are expected capital appreciation in say 3 yrs? ANy units with DIBS scheme? Hows this compared to Concerto, North Kiara?

KL Eco City wins hands down.

- is an integrated development with offices and hotels etc. Some of the offices have confirmed tenants based on strata-titled units sold enbloc.

- two stops away from KL Sentral targeting all potential people of KL CBD.

- Connected with LRT/KTM rail transportation. MRT circle line is 90% coming here, future monorail extension, the proposed Pantai BRT (bus) and a future river catamaran for river of life project.

- the most successful shopping mall integrated development is next door. a shopping mall there will welcome Gucci and Hermes soon, after having LV and Burberry for some time now.

Went for their showroom today. Very nice but expecting 30% from what I see during VP because they only include few selected items. It normal unless its sold fully furnished. Design very nice. Will copy this design Hahahah
Buffet lunch was great.. Food quality is good but lesser variety. Scallop was really tasty.. Yum yum.
Got a door gift too.. Surprisingly inside got 1 mini fire extinguisher! Wonder why they giving an entinguisher..?

50 to 50 bet. Strong holding power OK. For 700 sqf, it is far above middle incomers' reach.

For value for money, Warren is best, but unit must not facing the expressway.

Yalor developer alwaz spend tons of money on the ID... make the unit looks grand n bigger to attract buyer...

I m more concern on the workmanship n facing of the unit.
