Where exactly is the lobby for SOHO 1? Soho 2's lobby is quite obvious, can be seen from road. Studio's lobby is at level G I think. But have not managed to actually find soho 1's lobby. Not same level as studio's lobby.

Pricing here got lotsa variation. Tonnes of agents who have the masterlist of owners. CCC not released yet, so some banks are not willing to approve loan. Hence, actual transactions which include successful loan approval is not that high. Thus valuation differs.

There was a 10% average jump in asking price for studio from before VP till after VP, about 5-10% average for SOHO 1 & 2 during same period.

I predict there will be conservatively another 5% jump in asking for studio after CCC issued (primarily because people can already come in and see the units, which they really cant now due to all the mess and debris). The SOHO's may also have higher asking, but I believe the actual value will be unlocked by those owners who are willing to wait a couple of years due to the niche of the product.

Caveat is that the actual transaction price and bank valuation may be lower than asking. Especially in the first 6months -1 year after CCC.

Finally found SOHO 1 lobby. Really exotic! Relatively small compared to SOHO 2 and studio's lobby. Don't know what to say. Either u love it or hate it. Can't really imagine an in between. Classy...but exotic haha.

Did some measurements with my trusty tape.

Studio floor to ceiling height is 127 inches, or about 11 & 1/2 feet.

SOHO 1 floor to ceiling height is 188 inches, closer to 15 & 1/2 feet than 16 feet. The Mezzanine floor is 86 inches.

Didn't have time to go SOHO 2 for measurements.

Nope. Pictures won't be able to show the ambience. This place I feel ambience is the most important.

Both SOHO 1 and studio common area still got lots to do. They are painting the ceiling of common area black, but still need 1-2 layers of paint. Also cleaning windows of SOHO 1. Really lotsa dirt. The window cleaner I spoke to said SOHO 1's windows are the hardest to clean as got lotsa netting and need to cleaners need to rope climb in between. Dangerous work. The Indon worker said he's paid rm100/day's work (80 is the norm). Expected window cleaning to be completed for SOHO 1 by end September.

Studio is in my opinion not livable yet. So much mess. Installing AC floor by floor still. Indon & Bangla workers all over. Only 2 lifts operating now. Even lift's oso got minor problem like not stopping at all floors, and alarm bell not working. If get stuck in lift then prepare to spend a night there haha

No lah. Tonnes of Bangla working on defects and etc up till 10pm every day. Its quite happening at night with the Bangla music, dust and noise. Don't know why they wanna stay there now. Quite scary if u ask me.

Business strategy lah. They got money to for holding power while waiting for people to move in to surrounding. First store advantage. And a nicely located store with good frontage to boot. Scare away all other small timers who are thinking of opening convenience store there. Now only big boys like KK Mart may dare to compete.

Next shops we'll see should be laundry. All units got no washer/dryer. And even bigger unit like soho will have difficulty putting in a washer.

Rentals are at a bargain now. For 3xx sf basic unit, with just addition of lights, fan, & water heater, 1.2k seems to be the average asking. Lots of firm offers at 1k. Some lowballers at 800-900/m. But havent heard of takers at this price yet. I know a few units already sign rental for 1k and 1.1k. Local tenants. Source? "Reliable" agents.

Update on Studio rental. Got Kuai Lou rented one unit low floor for 1.4k/m. 363sf studio. Source? Met him face to face. Think this is quite exceptional.

Lotsa agents call and advise owners to rent out at 1k/m. Got ready tenant. That's actually true.

Heard from agent yesterday got signing SOHO 1 mid high floor at 460k edi.

Also studio very high floor 363sf at 303k transaction.

Not louyar at all. For a mixed development here, fighting with curve/ikea/ikano area to have successful shops open so "fast" after VP, its very good. There are a few pubs/bars being renovated now. The commercial side to this will be happening soon enough.

As for holding, i believe its not time to sell yet. Flippers can sure make money edi, but there will still be few chances of price jump here. So I am holding...and accumulating some more.

Not thinking of selling yet as wanna wait till 5years. Prolly just another year. Save at least 10k just on RPGT per studio. Also want some high yield props to shore up the balance sheet
