Also I think BU 9 don’t have strata title yet after so long donno what happen? Not sure about 5 stone.

Inside 5 batu is premium 5 star.
U go out and walk down the road, its no star . what's the point?
No one bothers to check what is the environment along the same road?

You will spend 90% of the time in the abode and inside the condo. Outside of condo maybe 5% (if you walk the dog).

Which is more important criteria? smile.gif

5 stones price still strong because demand is still there. The low cost flats situation is not something that cannot be fixed but just very very difficult. With strict enforcement on hygiene and property upkeeping it will look ok. But that is only possible if enforcement is from outside of Malaysia.

BU9 - do they still have a lot of developer units left? Note that you can’t sell your unit till developer depletes their stock because people will want new units vs used

Bu9 I wasnt too impressed with overall quality. For supoosed premium offering , I rrmb they put the instant heater In the bathrooms , I would expect hot water tank hidden with concealed plumbing.

Why not starling residences?

To me its v important (the external)

Your daughter walk home at night , pass the low cost area. Your wife go jogging, go past low cost housing. Etc.

No offense meant , but Actually I don't like this whole road lei. I get bad vibes , especially if I drive pass at night. There's also a failed mall there. Fengshui bo ho

Actually, my office was nearly and I am used to go to the kopitiam near the low cost flat. I think everything so far is okay. But, perception is difficult to change. About the failed mall, it was bought over by another developer and I believe their plan is to convert into service apartments later.

As far as I know not many left and majority are lower floor unit - below 20th floor and facing Kota Damansara side.

Even developer unit is not new as its already compeleted more then 7 years at least. If psf is lower & plan for long term own stay can save the money for renovation instead of pay 800-1k psf condo.

I am sure it is important. But I am referring to the personal criteria which is more important.

If both are important... Better buy in DPC but this is out of topic.

In any cases... There must reasons why SHC cannot full sold 9BU despite donkey years and Ameera/5 Stones prices keep appreciating and holding well.

5 stone launched price is > 600 psf if not mistaken. so it's almost 30% premium as of today. unless we foresee it will go up to 1k in this area.
BU 9 , now 600psf; maybe potentially to 700psf? by looking at the surrounding development & also future development as SHC still have vacant land closeby.

5stones was launched from nett rm420psf. Currently rm700psf++ depends on size that you are looking.

9BU if not wrong, launched from rm550psf.

If you are looking strictly from current psf, yes it seems that 9BU is more value buy. Then again as own stay, it depends on your criterias.

5 stones price from rm420psf to current rm700psf. Very good appreciation.

Heard Ameera launch price only rm250psf now has gone up to 650psf if not mistaken. The appreciation is crazy.
