Hi, i m new here and work in cyberjaya. I do have some colleague rent a house in Cyberjaya, they pay even RM2000 for just a Small house there, But some of them stay in Seri Kembangan, Puchong, dengkil because cant find any house here.
I believe D'Pulze will bring in lot of entertainment to Cyberjaya and the demand is more than supply in Cyberjaya now.

Currently there are 3 projects surrounding this area
1.Garden Plaza by Mah Sing
2.Shaftsbury Square by Ikhasas
3.D Pulze by DPULZE Ventures

1.How D Pulze will be different then other 2 in future?
2.D Pulze comes with Business/Luxury Hotel and also Service Apartment Hotels,how can we rent out if there is hotels?I'm very sure the executives or potential tenants prefer to stay at hotels that comes with services compare to self service?Is that mean,the target tenants will only be students?

Anybody can advice for investment purpose?

i called them yesterday, they mentioned that this place will have cinema. and karaoke as well.. dont know whether to believe it or not.

I'm still curious how to invest since there are 2 hotels side by side which also developed by D'Pulze.

Ya, hotel is there but dun think those expat or student will stay in for long term. Endless they just employ by their Company to service for a short trip or may be the parents of student..The hotel probably bring in Crowd for the retail and Cinema, it could b the Happening place in Cyberjaya for future, but hope that i still work here in order to enjoy there...

If you have visited Shaftsbury and then visit D pulze site and their "sales office" ... D pulze doesnt looks convincing ....

i mentioned that earlier.. even other developer have start their construction works, while D'Pulze still sitting idle there.

From other web forum, they almost sold off their first block just few units left and more than 50% of second block sold. Surprising ...

IMHO, the developer of Shaftsbury isn't that good. Look at the HP building they just built, looks good from the outside, but inside isn't up to standard...

Planning to check out Mah Sing's project. Launched today, with a starting price of ~RM240k.

Basically the development got Serviced Apt, Hotel (i think budgeted and luxury), Retail, Office, Entertaiment Building (Cinema, karaoke, shopping anchor tenant).

The developer are still changing the design of the layout.

“We are thinking of making it more sophisticated as it has only 150 units in it, but it is still in its early planning stage and will go on sale next year,” said Wong at their launch recently.

The built up area for the Studio is 453 sq ft while the one bedroom unit and the two bedroom unit for the first two blocks are 558sq ft and 676 sq ft respectively.

Wong said once completed residents would have taste of living in luxury and do not have to worry about lonely weekends anymore.

“They can shop, watch movies and dine here without driving to somewhere further,” said Wong.

He adds that public transport was also easily available given its strategic location as buses to Petaling Jaya, Seremban and Kuala Lumpur was just a walk away.

But for sure the density of this project is extremely high with so many buildings built on small area of only 4.3acres!!! sweat.gif sweat.gif sweat.gif

"McDonald is pulling out from D'Pulze and move here with 3 retail shoplot confirmed. CIMB and Maybank (near Old town) is confirmed will move here as well. Others like Secret Recipe and some high end mamak from shops behind D'Pulze confirmed move here also. Some pubs will be there since SS is non-halal place (confirmed. but not sure about selling pork). So this is a good news to all SS investors... "

Not a good news for D'pulze buyer...
