LCG was 1st mentioned by Ho Chin Soon 10 years ago, he predicted that LCG started fr KL - Bangsar - PJ - Kinrara.
However when I met him 5/6 yrs ago, he says that that is no longer correct, I do agree as I&P fails to lift up the name of Bandar Kinrara, poor planning indeed.
IMO, Bandar Kinrara only achieves 50% success, it's a shame... cool2.gif

On launching moment, Ho Hup & Malton were still having boxing fight on stage, I was suppose to book an unit but withdrew eventually, I worry the legal suite may drag 10 yrs, now feel geram and regretted
Congrats to those who took the risk to purchase, they deserve to make huge profit

- flyover U-turn
- underground passage near bomba
- huge development lands at the back of the shop

Market catchment for this 46 units of shoplots shd be adequate, furthermore the shops are fronting the main road, I render this won't become another The Zest which don't hv catalyst like Pavillion factor.
The entry price is bout 50% of Malton shop, very safe bet indeed

Shoplot play is a number game, The Zest is expected to be fail fr day one, I remember that I stopped my neighbour fr buying the End Lot, luckily he took my advice.
Shoplot is unlike landed, landed is blue chip stock
Shoplot is second liner counter, high risk high return, very uncertain
Minimum requirement for shoplot to be "Wong" is the number, min 60 units, 100-150 units is the ideal figure

Traffic volume is large, look at those shoplots along middle ring road near Tmn Melawati, sibeh Wong
At least The Earth has great advantage overlooking the new Pavillion Mall, this is the best mall I ever seen, 1st, 2nd & 3rd shouldn't has much problem rented out.
Malton shoplot monthly repayment : 18,000
The Earth monthly repayment : 9500
