Koret, go for the smaller size. BTW those facing recreational park is priced the highest, I dun advise to buy as it will be blocked by future service apt, still no that bad if you dun mind no view. Facing MALTON land is the best.
IMO this project is much better than the recent launched Ekosky by EcoWorld

I am not vested in any of the above projects

Location : I think Bkt Jalil is better, and better accessibility
Land tenure : Freehold (BJ), Leasehold (ED)
Package : ED (furnished with allocated car park) better
Supply issue (office) : ED and it's vicinity is easily 500% more than BJ and it's vicinity (OUG, Happy Garden, Sri Petaling)
Price : ED 2010 vs BJ 2013 (not a fair comparison), I believe due to over supply issue, ED office suite will not increase much, or could hv dropped back to 2010 price level, nevertheless, those <500sf unit are priced around 650-700 now.
Timeline : You can buy ED subsale now, yr mthly installment starts immediately, how much rental can you get? I am not confident with the huge supply of office lots by Empire Mammoth (for Empire Damansara and city) and the existing office buildings in Damansara Perdana and Mutiara Damansara, wat is the ROI possibility?
Aurora SOVO has at least 40 mths to play around, shd be safe sailing through thunder storm in 2014-2015 (my prediction again, might be wrong)

No one has crystal ball, I wouldn't say HH SOVO will hv good response after VP, instead of putting the money in residential highrise in BJ, I will opt for this one.

Indeed BK is an egg shape, the deeper Kinrara is, the better the location. Part of Bdr Kinrara is just beneath Bukit Jalil. For those who is looking for landed property, I highly recommend Kinrara Residence, Kinrara Qaseh, these two has greater rooms for appreciation once the missing link is filled up by 2015 and proposed interchange is built.

I stays in Kinrara Residence now, I never use Bkt Jalil - Puchong (Giant) way to go back, I use Sirim to reach home. It saves 5 km distance for me
BK8 Emerald already hit RM1.08 mil record high (intermediate), Sapphire 950K offer no stock (no seller)
BK8, Qaseh, Kinrara Residence, Paragon Height, Puncak Jalil will direct benefit fr the interchange and BK-Sirim inter link road.

Phase 1 and 2 is ok, phase 3 on elevated land, not so good. Better check if AQRS is a phantom of Talam.

Do you survey the land before? It is high at the left side, slightly going down to the right side which will be occupied by the Mall, if this is final plan, then facing inner is a better choice. For Ho Hup also facing the same issue as there was left over units for those facing the main road (Puchong-Bkt Jalil), elevated land is not really a good choice even facing main road.
BTW, try to secure an unit 1st if you can.
