Hi, sifus @ lowyat. New home owner here. Subsale. I have a query about assessment and quit rent. I've been wondering what are the procedures to apply for change/transfer of ownership?

What documents should I bring along to DBKL and Land Office? Copy of I/C? SPA? Etc?

Are there charges/fees involved?

Is there a timeframe involved with regards to these? How many days/months/years after S&P/vacant possession?

Can my solicitor do these on my behalf?

What other things should I know about?

Thank you in advance.

P/S - What about Indah Water?

You should bring it to the DBKL or land office.

Lawyer won't help u do it. it is not their job.

Remember to get a fresh copy and stamp copy of S & P.

indah water - just call their customer care; they will give you a reference number and ask you to fax your copy of s&p to them; and will be changed within 3 working days; they will send you a letter then (very efficient)

as for cukai tanah - bring copy of your s&p, go to dbkl, in your case (i went to mbpj for my property) - they will ask you to fill up a form and then submit the copy of s&p together. I don't remember if we need the ic, but bring in case lor...

quit rent - not sure, cos my condo mgmt handles it - so i pay my condo mgmt

.it easy.. as for me.. just go to DBKL and get the form.. it take u less than 2 minutes at counter to settle this ( i do mine at MBSA.. MBSA open their office counter at 730 AM)

liitle buddy, if u know nothing what u were talking, dont misguide other people. i had recorrect the other person, yet u still gave wrong perception.

cukai pintu, or assessment fees, or council tax, is the same thing, once u got the property, is either u inform the bandaraya or the previous owner with the proof of s and p.

cukai tanah, which is much much cheaper than cukai pintu, your solicitor had already transfer all the name and title into the new buyer.

in condo, quit rent also called cukai tanah, which will cost you maybe rm 12 a year.

so, if not sure what u are talking, dont talk.

I'm wondering what will happen if there is no transfer of ownership for Assessment or quit rent. Any problem to sell the property later?

Nope. Unless it is specifically provided for in the agreement, this does not form part of the solicitor's duty for which he is being remunerated for.

That's why in certain quotation for fees you find separate charges for 'change of name form' costing from RM100-200 nod.gif

it's quite easy... jus need some patience, going here n there..

some condo is central water system management.. so u dun haf individual water bill..
if tat's d case, then u jus need to go to TNB onli..

Hi dariofoo: So it means that my lawyer does not have to do it? So Cukai tanah, and cukai pintu need to do own self, correcT? Unless specified?

sub-sale :
water & elec. should be sttled by seller.
get seller to trminate a/c for the return of deposit.
then buyer with snp apply for new a/c pay deposit.
assessment bill by town council n quit rent bill- normally lawyer would ask for latest to make sure seller settle if not buyer will need to pay b4 town council(mpsj) can change ownership name
auction :
tnb n syabas will ask buyer to pay for all outstanding n canno claim
town council assessment or managemnt fees sometimes can claim back depand on POS.

resurrecting old post . I need some clarification about quit rent and assessment for subsale house

1.what if the seller do not settle the quit rent and assessment ?
2.Will the lawyer instruct the seller to settle before transfering name to the buyer ?
3. What if seller still dont want to settle ?
4. Do I need to check the quit rent and assessment before sign anything?

5. Any other precaution about the seller loan payment ? What if he did not pay for certain months ? Will I know if the house will get auctioned off ?

Lol so lots of question. Afraid to fork out lots of money to have problem in the future .... Hope the pros can guide me

Hi. My property is a condo. Recently I just finished paying up the bank and the lawyers are handling the changing of ownership from bank to me. One of the items the bank asked is quit rent receipt. As the management office is paying the bill, naturally I asked them for the copy of the quit rent receipt. So, when I asked the management, they asked me to pay in advance 3 months maintenance. Is that the usual procedure ?

*
u need to make sure the fire insurance policy had revised to your loan banker account not the previous owner banker!
Btw, tanah cukai and quit rent is the SAME! u dont pay ur tanah cukai or quit rent in local council! Your JMB will pay on behalf for all to land office coz under strada title! You only pay your Assessment fee or Cukai pintu to local council like MBPJ or DBKL by your own.
Please, don't post something to others you are not clear off. Very misleading and annoying to correct!

This requirement of advance of maintenance fee is ODD. Normally the JMB only allowed to collect for deposit on security entry card only. Others then that is NO NO. Bear in mind, you are not a tenant, you are owner, you hire JMB to serve you but not charging you with any advance. For example, your boss hire you to work, will you charge your boss a 3 months advance for works? Is a NO NO, check who is your building chairman committee, reflect this to chairman.
You can opt for quit rent receipt from the land office with minimal charges.
By teh way, if they insist, pay the 3 months advance and ask them to get the receipt out for u, then u start pay your maintenance fee in the 4th months with the above stipulated reasons.

usually local council will apply court warrant and break in your house to take away any furniture and/or appliances thats equivalent with our total outstanding. Good luck

Hi,

Say the condo deliver on May. When i expect to receive the assessment bill?
After the vacant possession, Owner need to go the MPSJ office to register or the developer will do for us?

Since mine is condo, the quit rent will be paid by the mgmt. the quit rent is included in the maintenance fee?
