u need to make sure the fire insurance policy had revised to your loan banker account not the previous owner banker!
Btw, tanah cukai and quit rent is the SAME! u dont pay ur tanah cukai or quit rent in local council! Your JMB will pay on behalf for all to land office coz under strada title! You only pay your Assessment fee or Cukai pintu to local council like MBPJ or DBKL by your own.

This requirement of advance of maintenance fee is ODD. Normally the JMB only allowed to collect for deposit on security entry card only. Others then that is NO NO. Bear in mind, you are not a tenant, you are owner, you hire JMB to serve you but not charging you with any advance. For example, your boss hire you to work, will you charge your boss a 3 months advance for works? Is a NO NO, check who is your building chairman committee, reflect this to chairman.
You can opt for quit rent receipt from the land office with minimal charges.
By teh way, if they insist, pay the 3 months advance and ask them to get the receipt out for u, then u start pay your maintenance fee in the 4th months with the above stipulated reasons.

usually local council will apply court warrant and break in your house to take away any furniture and/or appliances thats equivalent with our total outstanding. Good luck
