This is nothing new. If Master title owner went missing, residents can then form committee and seek clearance from Land Office to take over. As long as it is proven that the current owner were not contactable for x years (x is 6 if not mistaken) and "someone" clear outstanding quit rent (maybe rate can be negotiated - happens in the old flat in Salak Selatan... my uncle owned 2 units there... they managed to squeeze 2 process at the same time: take ownership of Master title and convert to Strata). The procedure may take years but will settle eventually. ...

Nonetheless, even if master title owner went missing, it does not affect resident as long as everyone pay their due to maintain their home and common area (best if resident themselves can take over the management of their premises)

The link houses progress...
Stop by last weekend. All the zinc surrounding the site has be taken down. Road tarred, street lamp post up. Think, they were doing landscaping work.

Observation 1: House compound are lower-half brick, upper half thin steel as pointed out some time ago (not just back yard, but the entire house).
... doesn't match the house design at all

Observation 2: The common perimeter are just some 4 feets fencing :< cheapo

Observation 3: The guard house at north end (not the intersecting road between 2.5 sty and 3sty) has been rebuilt (shape a bit off, hopefully look better after paint)... a brick wall adjacent the guard house side is up (yet to paste / plaster). Think that wall is for the KR sign... you can clearly see the low-wired fenced perimeter then with a huge brick sign from the entrance of the supposing "premier life-style residence" (pening)

Sorry to say but as noted by Mr Trump, good news applied to SD (not 3storey link if that's what you were referring).
I went into the site some 3 weeks ago. Few units have been completed up to 60 - 70% with tiles, windows, basins, toilet and doors (except fencing and outdoor area)... Materials used are of similar standard as 2sty and 2.5sty. Frankly, cheap sad.gif .. Though I must say finishing was ok.

Yo, I have a better one. Location much better, bigger space and cheaper. Semi-D in Kajang, Saujana Villa price, 3000+ sqf 900k. "Easy access" to everywhere (all express way, so easy lo).

The point is you can't really compare price straight on Kota Kemuning vs Kinrara Residence vs Saujana Villa etc.
A closer comparison on KR, Cyberjaya Garden Residence (bigger built, freehold, better landscaping and terrain concept) - 1st phase newly / to-be VP subsale is much cheaper than first hand at KR.

Then there's Dengkil and Nilai and Tasik Prima in Puchong. A lot still transacting at much lower price. UFO-ET analysis would highlighted some points on comparison, and that he mentioned it's not apple to apple... Or we can always refer back the normal practice (rate per sq feet). Golden triangle rate of course is having a different rate and rate linking relative to nearby projects than the far off ones.

Phase 2B - Those with stickers are the left behind. The rest (Phase 2C, Palmiera, Ambrosia) - available ones are without sticker

Congrates all. Just for sharing. I have done up the 3d modelling for 3ssl using google sketchup.
Maybe someone here can pick it up and put in some reno and furnishing ideas.

The model is built based on the photos supplied by yunalesca in this thread (page 127) plus the floor plan.
Since I didn't manage to get onsite measurements, the values are not 100% accurate but should be sufficient for its purpose. The accessories (windows frame, toiletery) are not exactly matching but close.

Files are pretty big. So pm me your email and i can send. Attached herein some screen shots...

1st floor - front view (ceiling pulled away) ... pls note that the actual unit, room at the back (right side) has got no plaster ceiling but I forgot to remove from this model. I only came to understand why they included for the room on the left when I do this model (it's because the ceiling crossed into the stairs to get to 2nd floor, so it has to be covered)

Hi, I just got the letter on VP yesterday. This late charges thing, anyone can share some advice. I was told to contact the bank... but csl33 is saying to write to mah sing. Can you please share some ideas on what basis you are writing on? Thanks.

Thanks allwerp!! I managed to get to Ms Soo Lee.

She was kind enough to explain the situation (let me lay them down):
* late interest are being charged because mah sing indeed receive the payment(s) later than permitted period; it's a policy set in their system and can't be avoided
* however, mah sing understand the actual situation that purchaser / financier may not be blamed, because most delays was due to the duration needed for transfer of title (individual title has already been released way ahead of time to Mahajaya and transfer takes a lot of time; and payment can't be released to Mahsing because title not under their name)

So, she advice purchaser to send them a simple email requesting waiver for late interest (email should contain lot no., name, ic, contact no). The email will trigger their investigation and if all late interest was due to title-transfer-delay, they will be waived totally.

I thought the original site plan did reflect what you saw (houses facing each other are somewhat "mis-aligned" by half the width of a typical unit)

My company appointed a security company: taking 4 guards (2 day time, 2 night), with every shift 1 is static, the other is armed guard. RM18k per month. Price for the same headcount setup without armed is RM10k per month.

Mix Local and from Myanmar. They are really well-mannered, greeting staffs and visitors.
