Went there last week. Didn't really take any photos. But the crowd is there to dine. Since May some of the new brands that went in that I noticed was Brewhouse, Yu Noodle, Kaki Yuki and Paradise Dynasty. A few more shops yet to open which I can remember was Mamee Jonker house and Sarawak Authentic Laksa.

I saw stuffdz and rocket kitchen seems to be doing quite well. Maybe will take some photos to post it here later.

Ya mostly people staying around there come to dine and go cause the mall is more of a F&B, grocery and lifestyle kind of place. Quite a lot of people go for the Hot Yoga on top the mall and there is also a gym called Evolvr next to the Yoga place. There are also some specialist clinics, salon, Korean beauty center etc etc..

clothing and apparel wise really limited....

i would say business is good here. kiara 163 is doing far better than many other malls in klang valley. the locals like it, outsiders are attracted to it, and majority of people come here with intention to spend unlike the very large malls where so many people are just window shoppers.

SOVO is basically Office
OOAK is Service Apartment, commercial title under HDA. Its the typical development nowadays.
Hotel Suite is commercial title. Its similar to Regalia suites, Summer Suites or Hartamas Signature Suites.

The whole development is inclusive of the mall and all the blocks are interconnected via escalators, bridges and stairs.

Wrong lah...
Suites are for commercial usage....under non schedule spa and can never obtained residential usage purpose.

I never said suite was residential. It is commercial non hda similar to Signature suites, Regalia suites, Summer suites and etc...

When you're new and a SA who intends to promote the project, you should go through all the earlier discussions. Even commercial has different classification. This development is classified as commercial for hotel usage, hence MOF is only 70% unlike the comparisons you made. There are even agents out there that promote it can be converted into Residential and it is misleading.

The MOF is 70% to 80% max. I never mentioned 90% MOF and I never mentioned it will be converted to residential either. Let me know which agent promoted it as residential? Will need to report it!

The name already mentioned hotel suite so how did I mislead? So if you own a hotel suite does it mean you cannot stay in your own hotel unit? Is that what are you trying to say?

New to the internet world? No one implied YOU made the statement. Do your due diligence on 80% MOF max and verify your facts. You can continue to hard-sell. No one is stopping you to made a fool of yourself.

Not having mall management experience, its good that ynh engaged retail network. Many Dev do mix Dev with mall/retails, sell the convenience concept but didn't have the expertise to run it themselves, Glo, evolve, kl gateway, one city, ec, tropicana city mall so on..

And wise positioning of k163 mall against 1mk. Doing it F&b instead. Serving the underserved. Easy access of grocer at ground floor. A good balance of retail mix that suit the demographics n needs of the population.

I didnt stop at commercial only. I did say it's non HDA also.
