Hi HELLO HELLO.. I understand that you have a "very bad view over TMS" for whatever reasons and of course you can provide comments to advise people on certain projects. But I don't see how all your comments above does any value add to this forum.. really. If you have a personal grudge against TMS please go and sue them for whatever it is. Even Tikaram, who obviously is not too fond of TMS is at least providing some kinda advise / feedback.

It is true that MSuites is suffering from overpricing from the beginning and also the soft market at the moment. I for one was hopeful that Mah Sing will do a good job here as it is the only VPed high rise project from Mah Sing thus far. As a buyer of ICON City, I can only hope they will improve with more experience in high rise projects!

There is a so called Boutique Office Tower physically connected to the iSovo Tower A being build in paralel. I can see it while passing by. Have never heard any news that it was launch. Could that be the HQ for MS? Anyone can verify that?

Is MS really engaging Capital Mall? Or are they still in planning phase?

Thanks for the updates. But I personally do feel that in order for Icon to take off, it will need something better than Capital Mall to assist. It has to be able to live up to its name of being an ICON. It has to be able to bring in some really big name which no one else have done so thus far. But of course if Capital Mall is engage for the 16 Jewel & the Gourmet Street Shop it will be an added advantage.

Icon City is build with all the Green Concept and certification including LEED. Are the rest of the projects trying to achieve this? So this make the project stand out not forgetting its Iconic Architecture and location... I know the so called JAM will be the major concern but for me with good acessablity planned, JAM becomes a good thing for a commercial project like this.

True the progress looks good. If the project can look as beautiful as the rendering, this will prompt more factories beside to relocate to make way for residential projects. As for now, the surroundings still suck although Icon City will look great when everything is ready =)
*
Actually.. is the surrounding there so sucky meh? I kinda grew up near the area there la.. It has a nostalgic appeal to me. The surrounding area is old la, that's for sure but by no means sucky lor. Have you ever checked out the value of those so called sucky Low Cost Flats and the single story house around there? You will then realized that all is not that bad + you get good food around from old uncle and aunty stores around lor.. That is if you want to even step out from this self contain Iconic development once its ready la. Another point is... I don't want those factories to relocate. In fact I want it to florish like it use to be. There are plenty of professionals there who might be potential tenants and customers for Icon.

This place is one of the busiest traffic intersection point in Malaysia. If the access road is completed as per plan, surely it will bring more than enough people into the project.

Pass through the site and looks like construction is chugging along consistently. Good to see that they have refresh their advertising board around the area.. looking good, I would say. At the very least they still got funds for advertising... If they are really having severe cash flow problem they would have to cut that back too...

That's what I was saying a couple of weeks ago on their new banners. The isovo have some really cool windows already up as sample. This will be the building facade look I believe. Can't wait how their re branding will be this weekend!

This project launched since 2010. Any appreciation on paper? What is the paper gain? If no gain, then bang balls since most properties launched during the same time have appreciated at least 50% by now. How about this investment?
*
No appreciation I must say. Probably 10%. This is because they launched back then with today's pricing unfortunately. But their first launches were commercial play. Now they are launching the residential. Both are different strategy all together.

Most nearby new launched..........pricing benmark @ Icon....... early investors have make around 20% paper gain.

I can dare say that I was the earliest investor cause I book my isovo unit on their very first vip early bird invitation day. . I bought at rm805psf. Now their latest residential launch range from rm830psf to 1000psf.. That's not much paper gain here. But of course comparing with paradigm current offerings. . There are some gains. . This is of course comparing apple and orange

for expereinced investors, paper gain is noting until u realized it...for overpriced pojeks in event of economic slowdown, these groups of new investors the most risky
*
True to that. . I bought the unit for my own use due to its strategic location and nearby my parents place. I hope there are not too many investors who falls into this category you just mention buying into this project hoping for a quick turn around. It ain't gonna happen here. But give it sometime I truly feel that this icon will turn out to be a great commercial area due to its iconic concept and strategic location. . If of course the promise infrastructure is in place

your info is wrong,

I don't usually share out my own data. but  can make it special la.

Icon city launching jul 11 is start 775psf, latest launch 1077psf

Infinity tower jun 12 787psf,

paradigm residences oct 13,  1000psf

Bro.. your data is somewhat skewed to the very extreme la.. between the min and max price range. My info on the other hand is base on what I personally have purchase against the recent residential offerings which I use to conclude that there was not much paper gain in my own perspective. Therefore, your statement that my info is wrong is not valid. But your own data is also valid if you take the extreme point of view. Your data also include the early bird rebates, the VVIP rebates and the low to high floors... rclxub.gif
