Basically I see this project as a commercial project and that means more traffic means more Ong as long as there is good accessibility... When commercial Ong, the residential also will be sort after. So very crucial is the retail mall must surpass the popularity of paradigm mall in order to succeed.. But there is still no master plan / theme on the retail mall yet..

No doubt paradigm is doing well.. That's why I see in order for icon city to succeed they will have no choice but to be better than paradigm.. But that will be uncharted waters for ms.. But I will give them the benefit of the doubt since I am counting on it rclxm9.gif

No right or wrong on which one comes first. Most important is the x factor which will draw in the crowd around that area which are spoilt for choice on where to hang out.. has to be sustainable as well. Don't know about the rest. . I have this feel that empire subang is loosing its x factor compared to paradigm. The top portion have no crowd

Wow. . Good for you then. . Last time during pre launch of isovo MS did give 8% rebate to vip members only. . That was the last of it that I have heard until now

Welcome matador! By the way, how was the sale @ mid valley expo for Icon City? The 8% rebate is definately a good deal. Guess I should go to property expo more often rclxms.gif

Thank you for sharing your past experience with MS. I guess there are die hard fans of MS as well as those who die die also will not buy MS Product in this forum due to pass experiences... fair enough.
My take on this project with MS Brand Image on the line, its a make or break for MS. They have no choice but to do well in this focus project or face the wrath of the general public perception and their MS Brand will never be on the Top Developer List which MS is aspiring to be one.

Actually, this project asking price is above average, but compared with what is provided / promised, I think it is price just right. I look at the word "over premium" as a positive perspective. It means a class above the rest. Separates the men and the boys. Again, execution / implementation is paramount! cool2.gif

I guess is good news for Icon buyers since most other new launch around the vincinity is at 1000psf
Anyone have seen their latest M-Suites development which recently just given VP? This will be a benchmark of what Mah Sing future delivery quality is about. Previous delivery was not too convincing according to so many MS haters out there...
But for their other latest VPed projects e.g Kinrara Residence and Garden Residence, the delivery quality was definitely on par with most other major developer.

Actually how is M Suites VP condition? Am very interested to know. Everyone always say MS give bad quality product where the whole building will come down within 3 years (figure of speech)... recent MS landed projects have been acceptable in terms of VP quality. M Suites should give a good benchmark for non landed projects..
If M Suites subsale is asking at RM680k++ ... That actually is not too bad considering market situation and all the curbing actions by BNM. The early birds still profits granted they are able to sell.

Have been observing the progress on the 16 Jewel have been fast. Red bricks was sighted for the walls. Project wise, 16 Jewel should give VP first. But somehow I think the whole of Phase 1 need to give VP at the same time as the project structure seems to be connected.

jucl: I agree... in every MS related thread.. there seem to be someone from no where who decides to bash MS and doom it to failure. Granted, there are of course some taikors / taichehs out there who does have their facts right when commenting due to pass experience. This of course is good sharing for everyone to do their own analysis before any purchase

from what I know there will be a inner road (2 direction) between the 16 Jewel and entry road from LDP. Being a commercial lot.. most likely to banks.. I guess next to highway is good no? But the offices on the top floor of 16 Jewel will probably see cars flying (literally) into their office rclxms.gif

Looking at the photos from recently VPed M-Suites, it looks like MS have delivered a good quality product which would be a good benchmark for the M City as well as Icon City Project. Hopefully MS will be able to turn around their negative image stigma from yester-year projects.

Nope.. the website stayed the same. No change from previous. The Masterplan still have the retail podium in phase 2.

This project is a mega (ok la not that mega) mix development with different phases. I guess you should already know that when considering to buy into this project. As usual, it will most likely take some time (even years) before the whole area becomes sustainable and hot after VP. The question is what was your initial strategy when you bought into this project? Does your strategy align with the whole proposed Master Plan? Are you wiling to hold it out? From the current construction progress, I think phase 1 should be on time to about 4 months delay. But I guess most buyers should be on DIBS? For those who are planning to rent, I expect the take up rate will be slow after VP unless willing to lower the rental ROI to 3%. For those expecting to flip, I think better not buy into this project. Highly recommended for own use if strategic location, good accessabilty and nice project Masterplan is what you are looking for. Just my honest outlook into this project considering VP will be in 2016.
