The window on the studio room was shifted from the original design as recommended by architect.. Probably that's why they resurface the wall

Yes Unifi ready. But P1C, the cabling could be tricky for fibre. the Telephone Pit is in the backyard while the Incoming Telephone Port is in the Living Room. I dont know how TM is going to lay fibre cable between the two. Need to ask experienced Wireman.

Good to hear that its 90% completed..might be coming to just have a look on P1C. I bought this last year, around RM588k also.

Its not bad at all for 2.5 storey, and greenery area, good design, good developer and good place to stay. I also got PALS discount 2% (if u r previous Sunway customer).

later show house ready dunno they will increase price or not... haha...
i went to the office this morning to sign SPA... i saw only few unit left...
intermediate almost sold out, left a lot end lot and corner...

I think there are some error. Majority race there are Malays. As for the front earlier phase, almost all Malays. Even the neighbouring area, Bdr Nusa Rhu are almost all occupied by Malays. Same goes for Alam Budiman and Sunway Kayangan..

Thanks for the info. Got to know fr SA that majority of the buyers for phase 1c is Chinese n a mixture of other races.

Got to know from the panel banker that the racial ratio staying in P1C is quite even between M and C.

Really?? P1C divided onto 2 sections. The one on the right is near the Surau. The left ones are away from the Surau. I believe the Chinese will not take the ones on the right. If your panel bankers say quite even between C & M, then those units on the left should all be C owners. I find that extremely doubtful. If C were to take up half of P1C, I believe it wouldn't take such a long time to finish selling the phase.

I'm referring to the development as a whole, the ratio is quite even. The demographics could be different if you are dividing them, left and right.

Are you referring to the left/right of the linear park?

if take non DIBS got 5% rebate from the developer but cannot get BLR - 2.4% this is what the SA told me la

i take non DIBS then may be refinance later... haha

Any idea how much is the average interest the buyer needs to pay to bank for the non DIBS option?

yes.

the SA told me is about BLR - 2.2 or 2.3 %

but the banker not recommend me to take non DIBS, she say long term not worth... i was thinking can refinance than should after locking period then should be ok.

55 years of independence and we are still talking about the skin color of our neighbours. Can't we just live peacefully together regardless of skin color? common guys. if you are so anal about it, perhaps you shouldnt have purchased a house in shah alam afterall.

Apparently I have few friends who bought this project, and they are chinese. Mainly cause Sunway is a reliable developer and it is difficult to get cheap landed these days.

It's a spacious house and the design is ok. Doubt the showroom is ready soon. Probably take another 3-4 weeks
