 Sunway Alam Suria, Double Storey Homes

Hey a newbies here is planning to buy his first house in Sunway Alam Suria nearby to UiTM Puncak Alam, recently they just launched another block of double storey house, details as below:

Size: 22x65
Price:RM383k
Discount: RM5k+RM3K
Free: Auto Gate, alam system, SnP, MOT (Stamp Duty)
Completion: yr 2012

Question:

1) It is worth to buy it now as this location just started the development not long ago?
2) How far can this property appreciate in the next 2 years?
3) Free MOT (Stamp Duty), any other charges incur other than stamp duty?
4) Which are the bank providing the best rates now?

I am also looking forward for this project....the land type is leasehold as there are with other projects near its vicinity.

But, the future prospect will thrive in this area to become a major township. The presence of current UITM second campus, shops and residences in front of the big road shows the basic amenities are provided.

But, if you intend to rent the house to the UITM students, forget it as most of them are required to stay inside the campus (from what I heard, UITM Shah Alam wants all their students to stay inside campus in the future-it means that they will build more hostels). But, you can lay hope on the seniors as they may probably stay outside.


Sunway City bank panels for the Sunway Kayangan, another project near Sunway Alam Suria are Maybank and AMBank.

Correct me if I'm wrong but last time I check there's many ppl who wanna sell their property over there coz this UiTM project has been dragging for a long time..

ni area banjir.. longkang2 & sungai2 x well maintained... air hujan xleh mengalir properly..

Interesting...but you need to be specific of the locations that you suspect...generalization of an issue is not good for buyers if it is not really the case.

From my inside knowledge, this place is a target by professionals from oil and gas companies.

anyone got any idea how is the renting rate of this area...

i also interested to own a house at this area as it still affordable and within my budget

but it's for my investment not for staying....

1. this area growth very rapid.. but unlike the rate of population increase... the access road only one.. and small .. vehicles start to crawl out as early as 6.45 am.. and imagine if suddenlt there is an acident on the bridge at the exit.. the only way out is either through meru, saujana utama and some rat route along kayangan height..

2. yes .. this area is getting bigger.. the eixisting one so far such taman sandaran permai, ... Nusa rhu is partially develop.. as well as sunway alam suria, Cahaya SPK, alam budiman, the latest just slighly above the alam budiman.. i don't think the proposed extenstion of penchala link will complete within 3-5 years..even 7 years. biggrin.gif

3. the house price is slightly overprice.. last year (2009), it only sold at RM 275k..the cluster house just RM 365k.. but now.. the cluster house is selling at 600k min..(if i'm not mistaken)

4. to rent the house? the rate.. hehehe u lucky if u can get above RM800. most of them are the owner.. student tend to rent at sandaran permai which is cheaper.. biggrin.gif

5. nearest shop is either bukit jelutong or alam budiman. Nusa rhu still under development..

6. school will be open soon in sunway area.

7. the house is nice.. since it is 22 ft wide.. unlike most of the house nowadays is only at 20 ft wide.plus the deisgn is simple. biggrin.gif

8. flood.. no laa so far.muhdan,.i think u referring to TTDI jaya.. but.. TTDI jaya is Free flood area already now..

9. road a bit scary at night.. especially after the sunway kayangan entrance.. until u reach the trafic lite at alam suria biggrin.gif

10. have u ever ask for Cahaya SPK.. last year they got rm 390k..(freehold + club house + very attractive design).

11. yes.. i'm staying some where there.. and i love the environment.. (so far).. less hassle tranquil smile.gif

Hope that the double storey homes will appreciate in the near 2-3 years as it is surrounded by semi-d and bungalows.... The main problem is the access road now. Read from one of the blog mention that they had submitted the request to the local authority either to widen the road or built an alternative way. Any one has any idea on this??

1. the widening project if i'm not mistaken if jointly sponsored by the developer.. from the entrance at bukit jelutong until the puchak perdana.. i might be wrong..

2. currently, there will an exit from GEC (guthrie), but only to enter the puncak perdana area but not to come out from that.. u can see the development still in progress..

3. appreciate value.. i don't think so.. the current price is based on speculation and increased by them.. not by markey value ( i think) but the surrounding ambient is good .. serious.. (if u intent to stay..) u still feel the coolness in the morning etc..

that area is high up area ....
good location but at the moment the road to bkt jelutong is not well design.
then, there is no school nearby (later maybe)
& Uitm 2nd campus located at Puncak alam ... 15km from there. at puncak perdana only temporary

Went there on last Saturday, launched new block I, the same types 22x65 but selling price increase to RM403k and RM426K. I was there around 5pm left only around 5 units.....

Wow, just a a week ago it was RM384k....Is it that those buy on last week, their house now worth RM403k?? Just curious..... shocking.gif

eventhough, its nearby shah alam town & will be developing more & more .. but currently the facilities & infrastructure (road & etc) is consider low type la

400k just for a link house.. with 65ft length..

1. Wanted to know how do you judge is over priced leh~~
2. Do you know any area in cheras, puchong, PJ, KL area which is not over price?

pls advice for both investment and own stay.

own stay > cheras, puchong, kinrara, (not far/more than 30km from cheras leisuremall centre)
investment > any where but near by klang valley

sorry,, i'm not familiar with cheras or puchong area.

but for sun.alam suria, just nearby to my house
so, i give my comment base on the surrounding area ...e.g facilities, road, transportation, hospitalities, built-up space & resale value vs new house.
maybe, have to wait more longer to develop that area.
even now ... around 7-7.45am weekdays .... the traffic is jammed 2km until the junction to bkt jelutong (that on normal mood)

Hi Ganz,

I viewed a corner unit at Sunway Alam Suria yesterday. Seems OK. Very quiet environment I would say. Being raised in the city all my life, I felt that it had a very quiet stature to it. I am contemplating to get an subsale unit either at Sunway Alam Suria or Cahaya SPK. What is your take on getting a house in that area? Its for own stay anyways. In terms of daily facilities like supermarts, minimarts, banks, clinics and so on? I work at Ampang, just along MRR2 - any pointers on the best way possible to get to & fro daily from this area?

Appreciate your feedback...
