I nearly bought a house here way back in 2006 but at last decided not to. the location is the main problem. it will take you years before this area is developed. leasehold somemore. plus look at the parit next to u. i have been there once during rainy session. guess what, the parit level nearly goes up to SAS

i just bought 1 unit in phase 1C, actually the price is reasonable.

Price is RM655k (intermediate)
2 1/2 storey build up is 2371sq. ft (22 x 65)

they have discount of the price right now...

i stay near by the area few yrs already... i'm ok with the traffic...
the traffic keep improve from time to time... only peak hr will jam due to the traffic light in front sunway alam suria...

i like this place is becasue so far not much case reported on this area, you wont see the foreign worker walk around any time due to not much commercial area...

for stay it was nice place... green and quiet.

Traffic at Jln Batu Arang towards Shah Alam starts at 6.30am. Before 6.30am is quite smooth.

Between 6.30am-8.30am averagely will take you 10-15mins to pass the traffic light. (About 150secs per cycle)

Pass 8.30am should be smooth.

Same goes with NKVE if you are heading towards PJ. Ever unpredictable. Depends if any accidents/breakdown/Highway patrol stopping heavy vehicles for using NKVE from 6.00-9.00am. Bukit Jelutong Toll will get congested around 8.45am due to heavy vehicles queueing up.

If you are heading towards Shah Alam, Glenmarie, before 8.30am traffic should be o.k. Traffic police will overide the traffic light near Giant Shah Alam. Pass 8.30am there should be a 1-2km crawl to go pass that intersection.(because that is when they leave)

Yes 90% complete. Saw it today. Just finished painting the exterior. (for the 2nd time) They resurface the wall again. Poor workmanship the first time maybe. ID not done yet.

i normally go to work at 9:30am.. totally no jam... haha... but when out 8:30am-900am... the bukit jetulong tol will stuck... argh....

waiting to view the show house also... the SA say when the show house is ready they will invite all the buyer go to view... haha... i think should be done by mid of june or end of june... cant wait to see it...

which phase u buy?
