Hope 1120 will bring same oxigen to the shop nearby ,very strategic location but the whole commecial area look like mati pucuk. peter never try to do samething to bring up the places . shortsighted developer.

look at snail change of this area ,even in the time property price bomb up every where , i am shame to tell my friend that i actualy invest a 4 storey shop here more than 10 year n can't sale or even can't rent for a better rate . price increase for 1120 just on paper don't want will happen later .

You can't equate shops to houses/condos as shops tend to take longer for full occupancies. I can give you many examples of booming demands (and hence increasing prices) for houses and yet the surrounding shops are still vacant even after more than 10 years. One good example are those shophouses in Jalan Putra Mahkota 7/xx area in Putra Heights but the surrounding houses are fully occupied and have gone up more than double in prices.

I don't think this is the developer problem. The surroundings and the environment are the one that causing the commercial shops hard to grow.
Before 1120 was built, the road in front of the shop lot used to be very quiet. And long before, the road there were used for illegal motor racing by mat rempit at night. After the installation of speed bump, the situation seems to turn better. But still, i can see some shops open and couldn't hold for long. Obviously, the demand isn't strong enough, or probably due to safety issue.

Its gonna take time to bring up the place there. 1120 is a good start. I'm not racist, but i think it would require more chinese residents to bring up the business there.

Agreed with you (but not on the part regarding more Chinese residents required). Let’s face it – the whole place is not thriving because of the lower purchasing power of the majority residing around this PJS area. As more and more people are getting more affluent, over time the place will boom in tandem with the rests of PJ/KL.

Even with speed bump still there are many motorcycles and cars, even buses and lorries.
I am having a big trouble when driving out from the junction link to the main road... sweat.gif

That area is having more and more residents, which I believe can help to increase popularity and demand of the area.
Only with this, shop lots can have a better future as well as in terms of investment return.
Seriously, I am not a buyer of PA but I can see a way out of this area. Give some times dude...

petaling utama is a very strategic location if compared to sri manja square or even old town with the close link to npe n kesas ( neither putra height but don't know what has done by LBS than the 2 LRT extention was decided to have station there) i only think that developer has / can do samething more just like to cooperate with local authorities n state gov to provide more facilities n same private sector to create more kind of busines here.

What skcJVN is trying to say may be true and applicable to his investment but seriously it is irrelevant to the buyers in 1120PA at this juncture. In my mind, he/she is just a wet blanket, trying to douse the enthusiasm of the buyers in 1120PA. This kind of people is unhappy just because others are.

Correct, I agree with you. But the truth must be relevant to the topics under discussion. Do you think the buyers of 1120 PA are concerned about the Kolam project besides Peters' office? It is like I telling you now that Subang Jaya is bright and shiny. Really, who cares?

Peter's doesn't have the full responsibilities to appreciate/improve the surrounding areas. If they are doing it, it's not because they are obliged to do it. Example are Putra Heights, which enjoys a good takeup rate of houses, yet commercial shops are very low. It's not like S P Setia, which has their own piece of big lands and townships which they put in efforts to appreciate the township value. It's not fair to blame Peter's for the surrounding of Petaling Utama which is already as it is. Besides............Petaling Utama has a lot of political drama/issues resulted by change of Selangor govt 4 years ago. My 2 cents
