few weeks back 1 of the tenant house broken into... so a lot residents gathered downstair.. i heard the police came, but reluctant to go up to the unit. apparently they dont masuk campur hal ehwal 1120 park avenue... they ask the residents to contact management and settle internally...

jz thinking if the area is so bad then how come still many new subsale coming in?

Its still selling quite good at a good affordable price i think..
maybe the problem is the expectations of the area itself..

bad area bad does not mean no subsale...many buy for flip, and many maybe find out there are some bad problems at that area so quickly put out the unit for sale...those who buy subsale...better think twice...subsale asking price already almost 400k for standard 3 bedrooms unit, rental so so only at around 1.4k, buy for rental is definitely not good strategy, buy for own stay, security so bad, consider other area better..

for that price range, what could be the other better areas in PJ itself? for rental could only break even with installment..

for subsale buyers good thing is that these are usually genuine home stayers and they could make it a better place..

Today break in case happen again in 1120PA, blk 9 . Feel suffocate !!

for 400psf..try kelana jaya condo like kelana makhota or sterling, nice condo, low dense with better security condo and better area...

so...someone share the stratery to me before...which i think is still useful..


it's better buy the cheap property at high end area instead of buy the expensive property which surrounded by low end area

I don't think so , u can refer to Pantai Dalam how the sale about all new projects there . Have u heard high crime rate at Pantai Hillpark or Panorama ? It more likely is related to the quality of management n the design of the project . - it's just my opinion .

pantai hillpark very high class area?......pantai hillpark maybe is high end condo, but the area is not high class area...so fullfil my statement, do not buy high class property and low class area with low cost flat around...

To be precise, Pantai Hillpark consists of 5 phases. Some high-end, some mid-end. Agree that it is not a high class area. Then how about Bangsar South? High class property near low cost flats? hmm.gif

What I try to point out is high crime rate in certain condo/ apt is not really related to the location such like what u said low class area . It is depend on the QUALITY OF MANAGEMENT AND THE DESIGN OF THE PROJECT especially from the developer who have bad records in property management . Pardon me if my english is not good enough to make u get the point . wink.gif
