Actually in theory, the community in 1120 Park Avenue should be safe with proper guard and fencing but the actual fact is not. I don't understand why cant the security do their basic job where as to provide security to 1120 Park Avenue.

What i mean by outside is normal is that everywhere in other places outside is risky in the night times for crimes not suppose to be happening in place that have security . here got security but the not doing anything the allow people to enter with out access card which is not proper Management should look into it..

Bro dumpy - some punctuation would be helpful.

Anyone else got observations on this? Am new to exploring this area - why high crime rate? Can anyone elaborate? Are the people living in the area mainly locals or plenty of bangla etc?

I used to live in the neighbourhood (Sri Manja). This area is mostly populated by lower income group, but it's quite strategic in terms of location. Good accessibility to pj/kl. It has been notorious for crime for quite some time already. Population is mostly locals but there are presence of foreigners too..even gated and guarded condo got broken into, those living in terrace houses must be even more terrified..recently when i went there i saw terrace houses area have already installed boom gates at their entrance, in the past there wasn't any..

Thanks for that bro. Am a little put off by all these observations & the bad rep. Any idea if this might see a change? Any bros out there have any topics to share which might indicate a possible change (even if little by little)?

A few points to note, when it comes to security:
1) The security guard is an unarmed guard, whose monthly earnings is most probably around RM1.2k/month for locals and around RM1k/month for foreigners. With this type of pay, what do you expect them to do?

Assuming each unit has at least 2 people, going in and out only once a day, that would be 4480 in's/out's a day. What would/can you do besides just to smile and wave? Be happy that he is not sleeping during office hours. If the security guard were to stop and check each and every car that enters, would you be pissed off if you were waiting in line?
3) Most security guards have only knowledge and have not seen action yet. A single regular criminal that walks into the condo has most probably beaten up more people than the collective amount of people beaten up by the entire security force of the condo.

That being said, you might wonder, what makes the security at high end places much better than the ones that are present at 'normal' high rise residential buildings?
1) They are higher paid (even though it's just RM100-200 higher) and have more pride in what they do (guarding the perimeters of important and well known people).
2) They have an easier job since the traffic is low (low density condo). It will also be easier for them to recognize residents and act accordingly if they see strangers.
3) Most security guards are well trained and come for a proud breed of warriors/fighters. Some condos in Mont Kiara hire Gurkha guards, which of course offers no-nonsense security and safety. Some are armed too and have German Shepherds as company when doing their rounds.

In short, what you pay is what you get. Don't expect too much when you are paying pennies. Everyone has to be on guard and take extra precaution, wherever they are.

Not chasing 'pendatang asing' , what was heard is Peter - the developer ask the police to chase PH . Coz they don't want too many PH come in to this 1120pa n affect their future / coming development . Collect me if I am wrong .

That is very ideal, but I doubt it that is the reason why the police were there. Chasing away a certain race/nationality just because one thinks that they will affect their future/coming development, with no proof that these people are guilty of a particular crime?

I highly doubt it.

Unless the PH have overstayed their visa, can the developer do this? Developer is doing a lousy job with this project.

Just make the PH always in trouble then they will find a way to leave . This is what so call ' tactic' by the Peter' s ' ppl. N indirectly warn the landlord .

While money plays an important factor in this issue, it certainly isn't everything. Nothing can reduce the high traffic volume going in and out of the condo. And there is only a single entry point, right? Like the example mentioned earlier on, if there are too many people going in and out, its just impossible for the guards to recognize each and everyone of the residents.

The occupancy rate currently is around 35% already difficult to control , can imagine if fully occupied ? Like mentari court ? Walau!!!!

ask developer to let residetns form the JMB, JMB take control and screen out the lousy security, and can implement tight control on the access.

now all depend on JMB how to manage the condo...

i have see many example eventhough the condo initially in lousy condition, if JMB act effectively, the condo will become better and better.

also see many examples developer built a nice condo, but lousy JMB can ruin the whole condo...


so, now all depend on JMB, how the residents willing to work together to make it better place..
