Bumping a 2010 thread.

Sales gallery is open for viewing since 3 weeks ago.

From the booking chart I can see that 80% of the residential units has been taken up, only left with some corner lots. Starting from RM500K, 600SQFT (~RM833 per s.f)

While shoplots consists of 2 floors, ground & 1st floor.
For a 600++ sf shop lots is asking for RM7xxk, while for about the same size on ground floor is RM1.3mil+

Completion : 2015

Can see the construction work is being carried out from opposite Casa Tropicana.

Why there's no discussion on Tropicana Avenue?
Only managed to find a 2010 thread with 1 reply.

I've been told by my friend there are still units left with the price going around RM600k for 660sq.ft. studio unit after 8% rebate.

What's your opinion?

Already naik harga..... left a few units (less than 10) if not mistaken. Some got loan problems before given back to developer.

How much was the price psf when they initially launch? If you buy now you cannot compete with earlier purchaser.
I heard Grande Tropicana also got units available despite completing soon.

Almost bought the smallest unit here.
I think me and kd really got no fate.
Nearly bought casa indah but did not proceed.
Nearly bought I residence but did not proceed.
Been haunting cascades residence but also did not proceed.
Gave up on the strand residence too.
Also gave up on palmville too.
Sigh.
Looks like I will have another big regret over avenue too.
Sigh.......

if my memory serves me right, the unit is 6xx sft, at slight below 600k (59x K RM). it was some time back, i may be wrong. it's one of the top 3 floor and i recall the unit is further away from the highway.

what is the next size up? i remember mine was very almost 700sft de. is 40 the highest floor? then my floor should be 39th bcos i don't like the number 4. but seriously my memory of the event is very rusty.

Yes. As it is now, it is bad. Now imagine when that school is up, coupled with tenants on these blocks plus tropicana gardens. There seem to be no plans or place to widen the roads. Unless tropicana plan on closing this whole stretch for tropicana residences only and build a super highway across to maybe subang or ldp, I think it will be like mont kiara, mesti jadi gila. But now still can if you can drive during off peak hours.

i staying there for 5 year , traffic now for me is good , just peak hour 6 pm - 7.30 pm jam for the direction go to giza ,
of coz also road to bandar utama pass by chinese school.

but road to ara damansara , dataran prima -> kelana jaya , the curve (pass by palm spring ) no jam .

good thing is many access road and location really strategic .

saturday and sunday or school holiday very smooth all the way .


for public transport- no bus but near by MRT 1 ( tropicana garden ) , LRT kelana Jaya , LRT 3 (dataran prima)

for existing sold projects? impossible. why would they, already made the sale. Only those sites not developed, maybe, but price will be much higher then, and only if the original land purchased was freehold to begin with (meaning: tropicana bought the land as freehold, but are selling their developments as LH). I never heard of any Leasehold converted to FH before. most likley what was rumoured (which was told to me by SA) was that tropicana will top up lease back to 99 years upon VP.

A big hello to all Taikos here,

Have been following this topic for the longest time but have never wrote anything on it. So this will be my virgin post haha. I bought a unit with 1019 sqf but i am unsure of how well will this Avenue do as i tried searching on the web for any info and it seems there is lack of info and topics about this development.

Not sure if i should sell it or hold on to it for some time as i am hoping to start some small business.

Hope to have all you big taiko advices on this. icon_question.gif

No necessary...look at cova square opposite Segi and KDU international school...the retail not doing good at all. Primary and secondary school students is different from college students who are more free to roam around on their own and patronize businesses nearby

Anybody knows if there is any traffic improvement plan in this area? The roads are in terrible condition and the ex-sony road is blocked leaving one lane only for exit.

Anybody has any idea whose road is it (the road in front of ex-Sony)?

I heard some says Tropicana does contribute to the construction of that road.

I think VP means 'ready to move in' condition with everything ready.

Anyway, I got a friend's new condo also using Signature Kitchen, he says the fitting and workmanship etc are really lousy.

I notice Tropicana projects are all well maintained, though the maintenance fees is a bit high. My current resident at TCM has got the 'old' sundeck chair all replaced with new one even before it is broken and from time to time, they give us new facilities like snooker table, internet/study room etc. Even CT facilities and lobby/elevators looks good even though it has been around for almost 10 years i guess.

Looks a bit messy IMO when close up. The repetition makes it looks very pigeon hole like. Lazy architects.

The white frame for the windows is a bad choice, makes it cluttered. Maybe it's just protective wraps?

The white frame is just protective wrap, actual colour is dark There is actually ceiling to floor glass with the windows in the middle, just like what you find in Grande.

Once the protective layer is removed, it should look like this.

1kpsf here is reasonable but not 1.1k as this is NOT tropicana gardens (albeit walking distane) with mall, MRT, retail/office at giza/dataran/nexis at ur doorstep.. Also only partial furnish..

On the other hand the layout is very good with 1+1 bedroom which wil help in rental like Tropics icon_idea.gif icon_idea.gif icon_idea.gif

I have request the developer to install artificial grass on the white roof which is just outside the unit 3-07, 1009sf. It would be an eyesore where you can see water stains just outside your living and master room.

My unit is just next to it, 3-06, eye level overlooking the park and tennis court, not really affected by the roof but dont feel good at all.

Hopefully can get a good tenant by end of the year. smile.gif

Developer has not reply yet, maybe owners can email developer to request approval.

Averagely, Tropics is asking 1100 psf. Some are asking 1200-1300 psf for better location. Therefore, I won't surprise if it ask for 1100-1300 psf.

Deceloper replied and said they have discussed with the management and my proposal will be taken into consideration.

If management approve my proposal the work only commence after VP because this is not included in the initial building plan.

Lasallian Asia Partnership for International Schools Pte Ltd (Lapis) has decided not to participate in a joint venture to build an international school in Selangor, Tropicana Corp Bhd said on Wednesday.

In February last year Tropicana’s subsidiary Tropicana SJII Education Management Sdn Bhd entered into a shareholders agreement with Singapore-based school manager Lapis, while Tropicana Education Management Sdn Bhd (TEM) signed a shareholders agreement with Lapis and Warisan Istimewa Sdn Bhd to set up St Joseph’s Institution International (Malaysia) in Sungai Buloh.

However, in January this year Lapis requested not to participate in TEM as a shareholder.

Tropicana announced to Bursa Malaysia on Wednesday that it, TEM, Lapis and Warisan Istimewa had mutually agreed to terminate the TEM shareholders agreement. Hence the shareholders of TEM will remain as Tropicana and Warisan Istimewa with shareholdings of 85% and 15% respectively. (Originally, Lapis was to hold 10%, while Tropicana and Warisan Istimewa were to own 80% and 10% respectively in TEM.)

Just realized that those facing the office and KD side, oso facing straight oncoming traffic from the Gardens road heading to avenue and ariana greens..tat means at night spme units may be facing oncoming motorist headlights

Yes but 1km with opis clothes will feel very hot la.. i always hope they build a lot of those walkways with fan etc to encourage those within 1km of the station to walk.. Siao meh.. 1km in 11min macam Sibeh flying walk meh?! U sibeh Ada Try walk in treadmill Kira how long For 1km Flat normal walk?! Standard is 15min to 20min. If Jalan not flat + up n down.. need lagi long time. Or your leg must be sibeh panjang 1km can Jalan habis in 11min.

Made a measurement with google maps, the nearest path should be + - 350m...the operation hour for lrt would be 0600-0000, 18 hours a day with a train 3-5 minutes each direction. It's gonna be sibeh noisy.


My parent house is 800m away from Putra LRT line and I can hear the train loud & clear in the morning and evening. I would prefer that they shift the line away from Tropicana, doesn't see any benefit of it in serving the residents in Tropicana.

Walk from TA to Lien Hoe station would be about 650m or 8 minutes.... normal walking speed should be 1hour = 5km

Unfortunately, the curve/cornering of the track is right in front of TA shakehead.gif

When you mention MRT in Damansara Heights and Bangsar... they are actually quite far out from DH/Bangsar. It's just the name of the station. For as far as I know, Residents in TTDI and BU are all up against LRt/MRT lines passing into their area, currently you can see so many banners against the LRT line in BU residential area, that's why the line take a detour to DU Uptown commercial before going to One Utama.

Tropicana itself is a medium high to high end area, I do not see many residents here will utilize the LRT. Anyway, I see that Grande is much nearer to the tracks than TA... they should b the one to make loudest protest.

Tropicana Corp.. has the duty to get this line out of this area flex.gif flex.gif

Yes but mrt corp has massive sound barries n lrt may not have it as we have seen in the past.. Good for lumi still but it might be a bit too close.. Any retails below lumi? like those shops etc?

Tropicana is a high end area n the alignment is thr for those working near lian hoe n residents.. I have seen locals walking to/droppped off at bangsar lrt who look like bangsar ppl, so maybe tropicana ppl will take the LRT too..

stay near MRT track i no good unless the track is underground. the sound is damn irritating and frequent. next to station you will constantly hear station announcment. ding dong, train approaching to bangsar. ding dong train approaching to mutiara damansara. ding dong, please keep clear of the track.

Don't think they will repaint the building, the colour and design is exactly same as the model unit which you can see at their sales gallery in TCM. The windows is currently covered by the protective tape, once removed should looks good.

My friend who was a senior management in tropicana corp and now a top management in a boutique developer told me that Dato Dickson bought most of the retail lots and set up a team to manage the shops.

I have 2 units in block A and C. 1420sf high floor and 1006sf low floor facing golf. Both tenanted.

Casa is old, ah pig ah dog can go in, facilities is limited, look at the gym room, my god....badminton court is not in good condition, pool is small for 5 blocks of residents, workers from restaurants walking in and out deliverying food, facilities share by 1000 household is fact. Sorry if that hurt your feeling but these are the facts.

I think casa has more than 20 nationality residents staying in there. Bangla can walk in and out, tell the guard you drop off or pick up only then you don't have to show your ID. Although security has improved since 2013 but still not good, I don't understand why this has become a selling point. Many agents said casa selling point is affordable, not security.

No hard feeling mate. You can disagree but these are my opinions and findings.

I think casa has more than 20 nationality residents staying in there.  Bangla can walk in and out, tell the guard you drop off or pick up only then you don't have to show your ID.  Although security has improved since 2013 but still not good, I don't understand why this has become a selling point.  Many agents said casa selling point is affordable, not security.

Am always a proponent of paying higher maintenance fee to upkeep facilities. Imagine having a condo with a dirty pool....or a run down gym

My apology if I have provoked you but it was never my intention to hurt your feeling.

There are reasons why residents need access card to enter to their floor and this security upgrade is done recently, not since VP. The residents in casa tropicana barely speak to each other and security wont tell you what is happening everyday. Yes there are death case (in block C, fell down or something), and break ins. I got no proof, hearsay only, so dont confront me. Mont Kiara Bayu, Meridian, Mont Kiara Aman, MK10 and MK11 also got break ins and death cases. It is very common in condo, even those really high end ones in prime location.

I dont conplain because I dont stay there, and no, never will I stay in Casa Tropicana. I dont get along with my tenants, the closer you get to each other the more demand he will be.

Casa Tropicana is famous because of its location and affordability, not the quality of the development, security nor facilities. The price was low, around 350K in 2009-2010 and transactions has slow down since then because price is unreasonable high now for such condo.

Most facilities are quite run down i.e badminton court, tennis court and of course, the famous gym room of casa tropicana.

My offer still valid though, 20k yum cha lui, 50K if you can find me another 1006sf face golf 400psf.

Again, no hard feeling. As long as you happy staying in CT.

I still remember last time my friend move into Frasers Tower at Gasing heights.... such a posh condo but today I see also no appetite to buy.

Anyway, I have very high confident with Tropicana Management, I notice their condos are very well maintained... CT included. They keep improving, adding new facilities, renovation, replacement etc. My last visit to CT two months ago still looks good. I heard they have just renovated the lobby not too long ago and the facilities are well maintained. The elevators are all working well, areas are clean, no algae in swimming pool, gardening well done. Gym not very nice but it is something that they have improved on.

Perhaps you guys have not really seen a bad management. Try to visit some condos near old klang road. You'll know what is low end. They even stick everywhere the list of tenants who owes management fees ala illegal money lender style. I had a fun time trying to find my friend's name. tongue.gif

cant agree more with you , JMB n Management playing key value for condo in long run, every condo will getting old.
good JMB will utilize your single cent paying and priority on majority resident need.

CT JMB is done the good job managing the condo with low maintaince fees and very strong cash flow and 9+% fees colllection. CT will repaint and doing some major upgrade soon after TA is completed.

it not a rusbbish as that brainless mention. CT unit is big and having the great golf view compare to TA with more affordable price.

Which lobby did they renovate? I see no changes in block A and C. It is well maintained but unfortunately the facilities is very limited for a 1000 units condo. And I am serious, ah pig ah dog most of the time can go in and out, some time the security are strict but some time they dot give a shit who goes in or who goes out.

Not many people using the pool, but the gym is always full in evening because it is god damn small and run down.

The elevators are always in slow motion mode, it takes more than a minute to go from 20th floor to 1st floor car park. All 3 elevators also always on slow motion mode.

Ya there are more terrible maintained condos. CT not bad la, got demand, location also nice.

We should go back to TA, no more argument not debates. I am not here to upset anyone, just telling facts only. Some may disagree but I believe what I see.

i am very angry coz misleading ppl CT is rubbish.
JMB n management work hard to keep the property well and comfort to stay.

facilities is number of year but still maintaince well of coz
low maintaince fees wont give you premium feel like new property.

Lobby tiles is replaced and will repaint soon . elevators for block A,B,C is old , block D n E is still working fine . you can complaint to jmb and propose for replacement.
i believe decision still base on budget and priority or maybe try get ventor improve it.

please point up this issue to management n work togather with jmb , this will help to improve the security issue.

Yupe, I agree same security issue will happen in any condo which is why the guards are changed every few months.

Tropics has about 800 units with similar facilities and even more "united nation" than CT and I find the pool very clean, most of the time I'm the only person in the pool. I'll say 99% of the resident doesn't utilise the pool.

The gym at Tropics is kinda full during the peak hours, used by "united nation" residents as well, no problem also... even paid gym like celebrity fitness are also used by "united nation" customers. No complaints at all.

To be fair, if you think CT gym is lousy... then I advice you to go see Bukit Utama 9 gym, BU9 is a recently built condo but the gym room is much worse.

Well said, CT's golf view are excellent.

Btw, both will be with the same management / security - why a need to belittle CT's security who'll be managing TA?

CT's block E last year golf view transaction was 850k, peng leng jeng despite older but with golf view. Good deal and maybe time to find gems in CT with this boaster from TA?

Btw, reckon that TA's retail might be a nice one, having regards to the traffic problem into going to the DS and this TA retail, hopefully more well known f&b will come in, then residents here don't have to go beyond to DS already. Many condos here, so lacking the f&b to cater the needs of the residents at this part with affluent market.
