The office tower looks good.... residential so so, too plain

Office look very nice like g residence by tan & tan while apartment looks not nice as the facade is nt impressive.. windows too small n shld be more glassy! let's see how subsale turns out in this bad bad market

Lumi tropicana rm9++psf ,avenue can rm 1100psf ?

First, Tropicana Avenue small unit 660sf is smaller than Lumi Tropicana 800++sf.
If selling at 900 psf, I think more people afford to buy and willing to buy Tropicana Avenue.
Second, the developer Tropicana is famous on selling higher price compared to other developer. Of course, they can deliver quality of condo and office and also bring value to the Tropicana Avenue such as well known retailers.
Whether it can be sold at 1100psf, we need to see whether got such demand or not. It is still early to say.

1.1kpsf will be 730k for 660sf... Meaning that if Lumi completed selling 1.2kpsf???

It depends on affordability. 1100 psf for 660sf is 730k for Tropicana Avenue. 1100 psf for 862sf is 948k for Lumi.
So, it is 200k more to buy Lumi.

Seriously, should go and check out those casa tropicana units just opposite, 1217sf golf views going for 760k only. Tropicana is abt the golf view resort living.The facilities floor is huge with big pool and large sum sitting in the deposits of the jmb to upkeep the facilities.
