my friend currently nego for a shop here.. the rental quite siao eh.. also NO grocer sign on until now..

Business will be difficult to sustain. Not many will want to drive there and park inside a car park complex. Unless they can offer outdoor parking for convenience

Village grocer got the preferred rate for the 5 units as they are crowd puller. The rest the average asking was 10-12psf depending on orientation etc. Non f&b likely will be place at 1st floor. With the 1k units household at ct + ta + rg + tg and the taman taman coupled with the taffic havoc at ds area, this ta retails will be ong I guess.

Close to 1k cp will be provided for the office & retails and there are open car parks in front of the units with in door cp that can access straight to the retails from the back. To sustain, only the better premium f&b are preferred, which is lacking at this part of the township.

True, parking complex waste a lot of time but having more carparks in the basement is btr than inadequate carpark in front cry.gif cry.gif I think FnB here will only do OK with but mus ensure premium FnB not too premium pricing & good food or might not sustain cool2.gif Expect lower opis crowd in TA office as dsara area opis oversupply is very high..

Inside Tropicana many rich ppl with spending power/wealth much higher than those normal BU, damansara areas rclxms.gif rclxms.gif

The rate they negotiating with is still high for an anchor tenant... cry.gif until today even fnb tenant aso haven't sign one aso, wonder how their TG mall will be..

Just drove by there. They have removed the hoarding. You can see the front lobby and façade clearly from the road.
