 Do we need copy of grant/strata title to do s & p?

selling my office lot

the buyer called me up and ask me for a copy of grant, then only can do s & P..according to his lawyer?

i thought i only have to give him my previos s&p to do the new s&p?


and i dont have a copy of grant with me... holding by the bank

i think what he refer is title, if no title maybe use the deed. right ?

Cos his lawyer dont know how to get title...

Some lawyer will help u get the title but they charge inside the service...

=)

Ask your buyer come find me get loan... =)

but normal procedure, does seller need to give copy of strata tittle to do s&p?

s&p is a simple docu wat just for sale n purchase

The title will have more info of the property such as restrictions on transfer, whether it is charged to bank/financial institution, etc etc. So I think yes, that helps.

Has the individual title been issued? if yes, I suppose your banker will have it because of the loan they gave you. Otherwise, you have to check with the developer.

yes. the strata title has been issued. the bank has the ori for sure

can just call the bank and ask them to fax us a copy?

Ask your buyer to ask his lawyer to check on the title from the land office.
That is the normal procedeure. you only need to provide copy of s&p.

has the buyer paid the upfront 10% selling price? If hasn't, then u should ask the buyer to get the CTC or Private Search of the title from land office, cost RM50 or RM30.

If he already paid 10%, the buyer's lawyer will liaise with your lawyer. Let the professionals deal with each other.
