 Do we need copy of grant/strata title to do s & p?

The title will have more info of the property such as restrictions on transfer, whether it is charged to bank/financial institution, etc etc. So I think yes, that helps.

Has the individual title been issued? if yes, I suppose your banker will have it because of the loan they gave you. Otherwise, you have to check with the developer.
