I'm one of the owner at Block B, The Elements.
My unit is currently tenanted but still in negative cashflow...
Any idea when the property price/market in this area will be ok ?

I'm in dilemma, can't rent at higher price even will loose more if gonna sell it out. Mine is 705sqft level 9.

Given the extreme density and supply in the area, expect to continue to see prices lower or stable AT BEST.

Is your nett loss more than 1.3k??

try to put it up for sale. Low floor though.

During peak, developers dare to sell at 1xxxpsf and people got guts to buy...
Now the actual market demand around 6xx to 8xx psf.... Some buyers lose almost 40% in paper... How to recover? Since so many units pumping in endlessly...

If taken into acc the maintenance fee plus bank loan top-up, might reach RM 700 more or less....
Elements also got problem with window leakage & pipings... rclxub.gif 5 years after vacant possession.

Yaa... mine chosen low floor because we expect to stay there in the beginning... but got better offer for landed sub-sale house during completion, so end up renting this unit...

Can't agree more... you are absolutely right.
That time was in 2014/2015 right after we got the keys...
Later the price dropped nosedive bangwall.gif and since then never recover....

700 is not bad at all. High end apartment most of the newer ones u have to top up lahh. Just on the value of the apartment you're gona take a big hit.

Leaking i thing is a big issue over here at The Elements.
The unit A-7-7 lelong one (door is not lock) same whole floor, walls, cabinets flooded with water marks. No idea how much cost to repair everything.

Just open another lelong unit also at Block B high floor unut. Is the same condition, floor and walls got trace of water stains. Part of the floors laminated ones also popped out. Well, that's the risk of buying from lelong. Never will know the inside condition. Just expect the worst.

Is a well managed place I would say. Just that surrounded by many similar blocks of high rise (oversupply). That's why compare to initial launch price, you dont think got any increment in price today. And majority of the lelong units in the market actually own by foreigners.

BAU, no major fault, neither star performer too.

I don't like the middle eastern flavor, most of them don't live our lifestyle, they are used to throwing dump along walkways, I am not. I hope they get swapped out fully someday.
