Already seen few tenants from the middle east rented the Block 1 units, also bumped into a middle east family (with 2 kids) using the swimming pool at Level 23 few weeks back.

Got to wait for another 10-15 years for Ampang Point MRT to be realized. Got to remove that from the M-City selling proposition.

There will be massive units once arte+, astoria and reizz completed.
But the good thing is - it is only 250m from the junction at Jalan Ampang Ulu to Akleh. Not too bad.

I am more worried on the finishing quality - whether it's worth the price or otherwise.
In addition, the Block 3 progress is kinda slow.
Definitely completion by Dec 2016 is not possible. Not even sure if Block 3 can be completed by Q1 2017.

Hope Mah Sing can deliver the WOW factor in their Hanging Garden delivery by end Sept 2016.

It is not obvious enough?? But then I not sure it is a trap or opportunity for investor. A investor should do their own study. Sometimes, it is where the opportunities lies.

im resident for Elements and i sincerely hope all my ME tenants will move to newer block and thats y everytime when i met them in lift i will inform them they are newer condo -Mcity nearby, hope they are get out from old lousy Elements smile.gif.

im studying and researching elements now as Im seriously considering Astoria.. Well, I got a few ideas now, but still worries me to make a move on Astoria, after looking at Elements... is it really that bad?

Shall I wait?

All the challenges hv already been shared up here. Extremely high supply n density, low rental, thousands of future units to compete with, weak resident profile including MEs n PHs n poor delivery/problems in VPed condo by d same lamf n genirale developer

Some investors say this is where the opportunity lies but the only opportunity may be in d firesales subsale or auction when its 40% below market value.

Updated Density in the area:

M City got 1500 units+commercial over 4.95 acres, elements 1000 units over 2.7 acres, arte 1163 over 2 acres, astoria 1216 units over 5.7 acres, reizz residence 495 units over 4.2 acres

Total: 5374 units over 19.55 acres n at least 275 UNITS PER ACRE 

All this numbers are excluding D Rapport's 2,347 units fr phase 1&2, 3 towers 512 units, novo ampang's 421 and the likes and existing supplies of GCB Court & Impiana Condo

currently Jalan Ampang jam like anything during peak hour heading into KL and out after work. good luck in the future when all other high rise complete. will be thousands more cars on the road.

Nothing beats this area for investment.
2011 875psf now below 700psf. Saw some sifus saying good location n all earlier on.
