Heard Elements drop to as low as RM1.4k fr partly furnished n RM1.55k for furnished..not long ago asking rental was circa 2.5k FF n this is before M City n Arte VP! All rates quoted before nego

Thats not really true. I have been monitoring. It didnt drop that low. From what i am seeing some got high rental some got lower rental but not as low as u mentioned

Visited The Elements last Monday. Very few people staying there, swimming pool and facilities are empty...

It depends on what time u visit the condo.

If you were at the condo between 1-3pm i bet most condos pool and facilities are deserted.

Updated Density in the area:

Elements 1000 units over 2.7 acres, M City got 1500 units+commercial over 4.95 acres, arte 1163 over 2 acres, astoria 1216 units over 5.7 acres, reizz residence 495 units over duno how many acres..

Total: 5495 units over 17 acres at least 325 units per acre (excl reizz).

All this numbers are excluding D Rapport's 1.1k units fr phase 1 alone, 3 towers 512 units, novo ampang's 421 and the likes... did i miss anything out?

Just recall all recently launch and VP project in kl all also within this number.
Kepong, bukit jalil, OuG, cheras, sg besi all same.

yes it's normal BUT this are NO LRT/MRT, all the apartments are SO CLOSE to each other (the 17 acres i tok about is all in a same area), demand is very slow here.. density here is FAR higher than KLCC, MK etc

Haha. But renting and disposing your unit in jalan ampang would be a hassle. Not only that, u can't get good rental yields too. You are lucky if you can rent it out at the price u want.

Rental yield is subject to entire economy. Low rental not just for property in jln ampang is whole market in malaysia. All sales man in all sector n industry also struggle in meeting monthly target.
