Rental yield is subject to entire economy. Low rental not just for property in jln ampang is whole market in malaysia. All sales man in all sector n industry also struggle in meeting monthly target.

You can't blame the economy for its low rental yield. You are implying that ALL properties are suffering now. What about location? I'm also sure you may have other properties which are doing well right? Why are u implying ALL then?

You are saying ALL salesman in ALL sectors are suffering in meetingon the target? But why most ppl I know are doing extremely well during this period? Lol..

Wah you are the ALL ALL ALL man. Just because elements is not doing well doesn't mean you have to imply EVERYONE and EVERYTHING is not doing well.

Anyway.. is yr unit rented out? If it is then congrats because my colleague's one has been vacant for more than a year

Haha. But renting and disposing your unit in jalan ampang would be a hassle. Not only that, u can't get good rental yields too. You are lucky if you can rent it out at the price u want.

so true..

The subsale market is suffering now. The young ones can't easily find a job. Even so, they only get paid MYR 3,500 and below. How to rent?

Even corporate bankers are salesman too. They sell money to businesses. So I really have no clue why he said ALL SALESMAN AND ALL PROPERTIES ARE DOING BADLY when MOST ppl here are doing well. So pathetic

Visited The Elements last Monday. Very few people staying there, swimming pool and facilities are empty...

Try visiting the pool at 7pm-10pm.. you will see different things. I 100% confirm you will be shocked and sicken.

The facility are "destroyed" by the foreigner.

Wonder what the management or committee can do about this. Slowly it will become a place that local won't stay.
Good for investor because still can rent to foreigner but suffer for buyer who wanted own stay.

its always a problem if residents abuse the facilities and usually the management cant or wont do much about it -

Middle east and african.. I'm not a racist but I guess it is culture shock. It is different culture about how malaysian take care of thing compare to them. And also the way they take care of their children.\

Yup, I see the security guards can't do much about it.

Go inspect the game room (foosball set), swimming pool, pool shower area, couch, playground, etc. Try and immerse yourself in the crowd after dinner. You will become a "foreigner" there rolleyes.gif

oh dear - one of the worst type of tenants really ..yes, they are from a different culture and principles totally..
hope you are not owner there ..

the only hope is wait for the JMB to be formed and hopefully its a strong one that can maintain the place well..

I used to own a high dense condo nearby and the MC was ultra strict almost gangster like and boy did they
do a good job in maintaining the place..
