Mitraland Group plans to launch its latest project The Cascades @ Kota Damansara with an expected gross development value (GDV) of RM350 million in 3Q 2010.

The project is located on a 4.7-acre leasehold site next to the Giant hypermarket and opposite The Strand in Kota Damansara, Petaling Jaya.

Initial plans for the mixed development include retail, commercial and residential components. β€œThere will be three phases altogether and the first phase, which is expected to launch in 3Q, will be 5-storey shop offices.”

PETALING JAYA: Mitraland Group plans to launch the second phase of The Cascades @ Kota Damansara in Petaling Jaya, Selangor within the next two months.
The developer said that indicative prices for the second phase, which comprises apartment units, are between RM550 psf and RM600 psf.

Its sales and marketing manager Eddie Wong told theedgeproperty.com on Monday, Oct 18 that the first phase of The Cascades have been fully sold since it was previewed in August. The first phase comprised 40 units of 4- and 5-storey shop offices that were tagged between RM3.2 million to RM10 million.

The leasehold site of the project is situated next to Giant hypermarket and is opposite Encorp Strand in Kota Damansara. The 4.7-acre mixed development will consist of retail, commercial and residential components, and has an estimated gross development value (GDV) of RM350 million.

The third and final phase of The Cascades @ Kota Damansara is expected to be launched by the first quarter of 2011.

Mitraland has completed more than six projects, mainly within the Klang Valley, worth over RM1.2 billion. Other residential projects by the developer include the Kiara1888 along Jalan Kiara 3 in Mont'Kiara, and The Oasis @ Cheras in Taman Cheras Utama.

Kiara188 is the developer's first luxury high-rise residential development with a GDV of RM10 million. The Oasis @ Cheras is an exclusive freehold gated-and-guarded landed residential project.

the kinrara / tropicana highway might help ease the traffic? but before that, the jam will come to a stand still.
concentration of too many highrise in this area.

despite the odd name and recent 70% LTV, 90% units have been sapu by 2pm. and that was just private preview only!

Hmm, apparently it's a new strategy by developers to only open a few units at a time and they'll say the rest are taken up so that people will rush to get whatever units that are available. And then few weeks down the road they will open a few more and say these buyers can't get loan etc etc... and even put a higher price tag.

I heard that from someone who is in the industry. Not sure was it a sour grape remark or it's the truth. Nevertheless, they wouldn't be able to pull it off if the property is not situated in a strategic area. But at least these buyers will buy hastily without thinking that the property might be overpriced.

RM600/sqf is indeed a lil high.

seriously, how's the take up rate for the project.
the pricing seems on the high side for now but i think it's still fairly priced given the location, the 'wongness' of the place and it's facilities and furnishing.
what worries me was the maintenance fees. too high!

I have been to the sales office in Solaris following the lauch of the office block. While the price is on the optimistic end (over 600psf), the sales people dont seem to know much about parking availability to office block. There is about 1200 car parks for the entire development. It is not clear how they are allocated. Upon further checking, the car parks are actually retained by the developer as a stand alone entity. If the developers were to sell the car parks to a parking operator, it may have an adverse impact on leasing since the cost of car parks will only head north.Recent examples are Empire Subang. The asking rate for car park (300+ per month) is already affecting the lease of the bigger office units.

Buyers beware - developer and property agents can promise many things, make sure you check the fine print before you part with your money.

I jus got one unit from a fren of mine who previously bought from cascades, which he wanna let out. I am making a deal with him. 561sf.

I wont say it is darn expensive, cos this is mixed development, and the residence is not condo, but serviced residential with good facilities, and with shopping experience. With their low density. Price would have been difference if its high density say abt 500units abv.

I think last unit on the second floor were sold at 347k.

Notice the difference in just less than 2 months. Within walking distance to the Dataran Sunway MRT, but prices here are at least 35% cheaper than Sunway Nexis or Tropicana Gardens. I bought my first ever property at the Cascades here. smile.gif

By looking at their C180 in Cheras, their workmanship is good. Think cascade will be similar.

Yes, this is what SA told me in the expo. As mentioned, the price is before 5% rebate so should be 475k up for smallest unit (high floor perhaps?). U can call to double confirm n update here. I just passed the info here lah - not interested becoz too pricey for me. sweat.gif

Waa... Cascade residences increase by so much?? It is nothing compared to TG though....

Cascade retail doesn't seem to increase by much, price psf seem to be the same as residences... which is sad to see...

i have a unit here bought at about RM550psf during the sold out time for non-Bumi.

there are apparently opening up bumi units and some rejected ones at a new pricing... even with discount, you cannot go back to old price.

Just coincidence actually. But since i was coming out to grab something, this came along somehow and close to home. And it was a rare first mixed dev in this part of PJ at that time.

Went to see the strand mall today, nothing much and the mall looks small, dunno how the management can pull in the crowds from outside, honestly cascade shoplots looks more grand and big compared to it. Cascade is near to roadside and more happening with people passing by at least.

To be honest, never expected mitra to be delivering quality workmanship. But, looking at it, not too bad.
It was not officially handed even though the VP letter was sent over. Much more to touch up I guess..

agreed with urb7, and i'm not happy with their trees planting, all looks dead; asking guard to stand beside the road near giant, to avoid to people climb up from giant side? bad design. they promoting cascading water as main attraction of the building, and i hardly see any nice one....

overall there are small defects and can be fixed, but can see the developer are rushing to complete the office building, so delay the fixing on residential's defects. about the workmanship, i can say it is just ok only as it need lots of touch up after vp, it is nice the design but just not that great when you see in reality, maybe need to wait till all the shoplots occupied. undoubtedly the location is too good, lots of amenities nearby, which contributed its value but if mitraland can improve much more better on its finishing before vp, it is a successful project which can become their benchmark among their records in mix development project. a bit wasted.

Rental sure Cannot go high. Got this rate is good Liao. Some Damansara perdana olredi suffer Liao. Impossible CR can do good. Must hold n wait until MRT running maybe got positive sign.

i thot you were holding on until you get your target tenant though i would agree if the tenant is ok,
its better to rent it out first then to have extended vacancy even at a lower rental rate..
after one year , one could assess the situation and increase if so needed..that is what i usually do..

vry true n product wise is much btr than casa indah but cascades is a bit dalam compared to casa indah..both d location considered very good n one is mid end n one lux which explains d diff price points... yet i dnt think casa has much appreciation from now on..

bear in mind cascsde is just right beside the highway...unless u dont mind the terrible vehicle noise and bad air pollution in your house. Both Casa & Cascade is mid end just that their timing is different.. one was developed at very infant stage at Kd and another was developed at the mature stage..therefore price is of course big different..go and view them and you will realise their actual standard... cascase can't be classified as Lux or higher standard just bcos it is semi furnish with laminated flooring.

Lol casa and cascades same range??? You could be right but one is right next to a Grade A office building with grade A commercial shops below while one is an extremely old building with an upcoming Cascades like concept Tropicana Avenue (which will take away most if not all Casa tenants). Casa has no room for appreciation ady because of its age. You should be more worried abt yr old developent haha..

I have seen casa standard and mind u.. it's so damn bad compared to cascades.

Casa existing tenants will face further pressure from tropicana avenue and lumi tropicana. Good luck old development which still wants to put itself on par with much newer development with better ammenities and facilities.

Always remember this. Don't think of what u personally thought abt yr own investment because u have vested interest in it. Pls do see it from a macro level where what the mass market thinks abt it.

This is true. You can not compare Cascades to Casa Indah 1/2. While Casa's entry market price might be cheaper, consider this :

1. Casa Indah faces 24/7 noise/traffic pollution once MRT is done. There are only 2 lanes on the notorious stretch of Persiaran Mahogani, expect the entrance to be jam packed with visitor vehicles queuing up.

2. If you notice the way the road is built right in front of Casa, there is no way you can cross the road to the commercial centres by foot. Essentially you are cutting off the convenience factor. Cascades has everything walking distance and further away from the traffic (Giant mall, Encorp Strand, Dataran Sunway)

3. Investment point of view, Cascades owners manage to get their units rented out at RM1500-RM1700 part furnished, RM1900-RM2200 for their 561sf. Whereas a 1200sf unit fully furnished at Casa Indah is going at RM2500. Do the calculations you will understand where I am getting at.

Then again, Cascades is going to face considerable competition once the similar concept developments are done. Right now, Cascades trumps even the much hyped Nexis. We shall be able to gauge how the market reacts once The Strand Residences is completed in the near future.

Bottom line, KD is going cray cray with their developments.

3. Investment point of view, Cascades owners manage to get their units rented out at RM1500-RM1700 part furnished, RM1900-RM2200 for their 561sf. Whereas a 1200sf unit fully furnished at Casa Indah is going at RM2500. Do the calculations you will understand where I am getting at.

Then again, Cascades is going to face considerable competition once the similar concept developments are done. Right now, Cascades trumps even the much hyped Nexis. We shall be able to gauge how the market reacts once The Strand Residences is completed in the near future.

Bottom line, KD is going cray cray with their developments.

not all people like modern highrises.
to me, both are having different theme.
casa is about resortish feel and concept with its golf view tagline.
and it is purely residential title therefore much lower assessment rate and cheaper utilities fees.
no right or wrong. just that different people different preferences, that's all.

and age of building does not matter so much.
it's how well kept a building is that matters.

The property faces Giant or office. If facing Giant Market, and your unit is high enough, you can see the far away hill. view not bad. But the highway sound is really bad, its noisy, a spot where biker like to rev their bike or race or whatever IN THE MIDNIGHT!!! Maybe you want to reinforce the window glass for better sound proof.
Office view, well i guess you have to close your curtain most of the time. unless you dont mind being watched at.
Inside the unit, if you are talking about the 600sf unit, I think its ok for 2 person stay. personally felt that it is too small, felt very cramped.
rooftop facility is a plus. A big airconditioned glass hall with speedy wifi. you can look at lenglui swimming while doing your work.
Careful with corner unit where the main drain pipe is closest to, technician says its failed design, the foul smell is really terrible because the mainpipe smell backflow into the unit. (Eventually got a workaround, everytime after you use the bathroom, cover the drainhole with the pump or something tight).
Water filter is bad, you can actually see the water abit yellowish even by eye. And i get really bad flu frequently (after wash face or bath), my nose is very sensitive.

car park is fine, dont have to turn many floors to get out or in. But they have no visitor carpark, not visitor friendly in a sense.

Nearby you have Giant mall, Encorp, TGV, sunway Giza, NSK. very convenient place.

I have stayed in a few different condo, like to "Taste" around...

For cascades, the + point IMO would be the carpark sky lounge, and ease of access to various mall/markets.

Location Kota Damansara top..u r correct oso coz many condo built just beside highways and potential buyers wont know how noisy or hot (facing west units) unless spent overnight....some condos next highway Topicana Avenue, some in Kelana Jaya, next to Subang toll really noisy esp in the middle of the night
