You could be right but one is right next to a Grade A office building with grade A commercial shops below while one is an extremely old building with an upcoming Cascades like concept Tropicana Avenue (which will take away most if not all Casa tenants). 1. Casa Indah faces 24/7 noise/traffic pollution once MRT is done. There are only 2 lanes on the notorious stretch of Persiaran Mahogani, expect the entrance to be jam packed with visitor vehicles queuing up.
2. If you notice the way the road is built right in front of Casa, there is no way you can cross the road to the commercial centres by foot. Essentially you are cutting off the convenience factor. Cascades has everything walking distance and further away from the traffic (Giant mall, Encorp Strand, Dataran Sunway)
3. Investment point of view, Cascades owners manage to get their units rented out at RM1500-RM1700 part furnished, RM1900-RM2200 for their 561sf. Whereas a 1200sf unit fully furnished at Casa Indah is going at RM2500. Do the calculations you will understand where I am getting at.
Then again, Cascades is going to face considerable competition once the similar concept developments are done. Right now, Cascades trumps even the much hyped Nexis. We shall be able to gauge how the market reacts once The Strand Residences is completed in the near future.
Bottom line, KD is going cray cray with their developments.
