not saying that glomac not a repute developer but i prefer one developer - sdb who always promise as it is like what u said fivestone + ameera etc. and i love very much the concept of window in the park (in cheras)! you can find prive offer by sdb always at high side but they never turn u down but make u happy...

We know artistes impression is just that...an impression, but seriously the outcome is way too different. I'd be upset if I was one of the buyers too. From a sleek impression that you bought based on, but in reality, you get a fat and stubby facade. hmm.gif

But let's judge it when it's all completed.

Maybe it will look better once everything is done. I drive by this place frequently and it is starting to look a little bit nicer... Not a lot though.

called few agent in Iproperty.many of the owners are not genuine. especially those lower price units.

When it was launched in 2011, Tower A - 1022 sq with 2 car parks were sold for 665k only.
So, if buyer only put 10% down payment and now asking for 830k after it is built, they are aiming for 160k profit. Well, it's too overpriced and no genuine owner want to buy condo in graveyard area especially with the cheap flat looking facade.

If you got a unit and can sell for 690k, you are already a very very lucky investor notworthy.gif

Desa Kiara Condo, 1400sf, ff, 520k

It's just behind GD, same location, near MRT (noise pollution), and similar facade quality.

Even Mont Kiara condo, 1657sf, ff, only cost 760k, this is an established market with foreigner community.

Let's calculate our investment roughly:
GD Tower A was launched at 600 psf and Tower B at 650 psf but smaller size.
1 car park price is 25k and every floor increase cost additional 1k.

For 1022 sf with 2 car parks at middle floor, the cost is 660k (DIBS).
once development is finished, 690k should be good to let it go.
otherwise, the longer we hold we need to start paying monthly interest RM 2k (90% loan).

if we cannot get buyer in 2 years, minimum need to sell at 740K due to interest and so on.
It would be hard to find buyer at this location, even Oval Damansara is having hard times selling their units at low price, their case is similar to Kayu Ara shop lots. sad.gif

Desa Kiara condo i thought got some crack issues and maintenance is quite bad right. The price is slowly creeping up due to its location and surrounding property capital appreciation.
