tapak projek ni melibatkan tanah terakhir di PJ or last township development in PJ...akan di bina dgn unit strata mampu milik...mrt akan lalu di kawasan tu...tapi blom ada lagi submission plan utk kelulusan MBPJ....klu dah submit nnt aku info kat korang k...

20 - 30 min. Considered very far.
From bsc to mrt station:

Traffic heavy near traffic light at the store.
Traffic heavy near kampung baru sungai buloh where traffic light 1 lane to turn right --> became 2 or 3.
After that, should be smooth slow sail, if you are on right lane.

Well, its fairly early to judge anything but looking at what is being proposed - the project does seem exciting enough. With the backup of the GLCs that are involved in the whole project - you can rest be assured that it won't stall or be delayed....

Ever since the Tulip Bulb Mania bout 400 years ago, human hv not stopped investing & speculating goods or financial products, these activities will go on & go on, right investment requires vast experiences, skills & knowledge, investing in real estate is indeed very risky in this country in particular... smile.gif

Are you serious? if it is really 20-30 min to the station, then i really dont understand what is the point of investment if your investment is based upon close proximity to MRT Station......20-30 min can get me from Kajang, Subang, Shah Alam, etc....to KLCC already....of course not during peak hours lah...

Can someone clarify on this as i have not personally driven from BSC or PPC Glomac or Saujana to the proposed station...

Yes. Again like i said, i have been living in rahman putra for more than 10 years.
Sungai Buloh is a huge place.

If near MRT station, only subang 2 or subang bestari.
Even puncak alam to MRT compared to (BSC or AP to MRT), is about the same distance.

The reason people jumped to buy BSC and AP = low entry price (for under-con projects).
Again little do they know, that MRT is actually far away.

Nama je sungai buloh! You buy in sungai buloh phase 1 by MK Land also nearer to MRT.
Subsale from 300k, 20x70 double storey link house, more than 30 years, leasehold left 70 years.
Near "the store", behind esso, near the TSB Shop by Dijaya.

BSC is 14 km from proposed Sg Buloh MRT. We knew that when we bought (stated in the brochure "12 km")
From AP it will probably be 10 km.
From Subang Bestari also at least 8 km, starting from the now RRIM front gate.

Wherever you are from, the main jam will be in the road leading to the MRT (assuming it will use the road leading to the komuter).
Single lane, narrow, got traffic light. Easily makan 5 - 10 minutes here.

The new RRIM redevelopment will have an " MRT Depot", for repair and maintenance only.
"An MRT station may be included, if there is demand" something like that if you check the MRT website.

Aiya ...some people just think that a few kilometers more is a no no to buy a home but if you think how much they save in terms of a few hundred thousands to pay for a new home in say, Bandar Seri Coalfields but only need to travel a few more km. To a LRT station, I would buy a house in Bandar Seri Coalfields. We bought a Semi-D there. The price of a Semi- D in Subang Bestari is more than a million wo. And a bit smaller somemore brother! Worry about extra on petrol for traveling? We think of how much more we can earn interest thru FD for the $$ we saved over a lifetime! Yala... more time to and fro on the road and less for home. But if your bosses slave you daily, you will somehow do OT and come home late be it anywhere u stay.

In time to come new roads will be opened up and existing ones upgraded thus reducing commuting time. By then, the distance of the house that one wish to purchase now say, in BSC will be "near" to a MRT station. In the long term, can avoid the burden of servicing a bigger loan if one were to buy a house nearer to a MRT station.

I have seriuosly considred Bandar Seri Coalfields but after hearing some rumours about smell problem, which i confirmed myself, though not that obvious, and also if u exit to Latar highway from the place, opposite the traffic light turning right a small hill with cemetery...tat is a no no for me especially in terms of fengshui, imagine have to face the place evrytime use
Latar highway...entry price cheap but too far n also above problem

still think that 10-12km away from MRT station is far and definitely cannot be considered as an attractive factor for being near MRT station....

This one agree. Would consider < 5 km as "near".

Back to topic - the RRIM development will benefit if they end up building a MRT station right in there, instead of a Depot only.

Anyway, the accessibility is not too bad - upgraded old subang airport road to federal hghway, thru kota damansara to NKVE, and Guthrie expressway to Shah Alam. A bit of jam at the front door, but should be OK once you hit the big roads.

Smell problem 4km away? Have been actually been there or spoke to any of the residents there yourself? Bro do u realized if u coming from Damansara Sg Buloh old road, u have to pass Desa Coalfield? And Desa Coalfield itself looks unkempt with swamp like grassses...i went there myself bro, open the car window and at the Bandar Seri Coalfield and even further up at Exit to Latar, therre is a faint smell....some residents claim the problem only once or twice a month now, last time worse...
