It's too near to the main road.

I think once the Festival Mall completed, sure causing jam at jln genting klang and danau kota junction.

Hi Guyz, need to find replacement puchaser for my booked unit C-07-03 (SOHO phase 2) details are the following:

Selling price : RM352,800
Size : 618 sq feet
Discount : 10%
After discount: RM317,5200
Freebies : 1)Free Legal Fees for Sale & Purchase Agreement (SPA)
2)Free Legal Fees for Loan Agreement
3)Free 1 car park
4)Designer plaster ceiling with downlight
5)Free split unit air-conditioning
6)Kithcen cabinet, electic hobs and kitchen exhaust hob
7)Bathroom include rain shower, hand shower, sunken bath and counter top built-in-cabinet

Basically the unit are partly furnish and are ready for occupant upon completion.

Reason to let go is interested in another property at another area, and needed to get back the booking fees RM5K ASAP.

Sorry, what is HDA means? They can refund but the admin fees is RM1,500. Doesn't want to rugi too much here.

haha, traffic is ok lah..
in future they will build a fly over and link to sri rampai.

bazaar malam is oni temporary la, now dbkl hv cut to oni 4 days, maybe cancel in near future. coz land is getting expensive, cant afford to allow bazaar.

Yes you are right, the SOHO concept is small office and home office, in this case, the layout is more office like and it dependant on the owner to make it a residential or office unit, the completed furnishing will be cover for air conditioning, kichen cabinet, toilet utilities (shower bath, hand shower, sunken bathtub concept) and plaster ceiling with downlight.

10% discount still valid when take over the booking, no DIBS

Leasehold expiring on 20th Nov 2106 (left 95 years)

Expected to complete in June 2013

cut thru the empty land (at T junction) and link to jalan kilang towards sri utama /royal selangor
flyover also cater for future titiwangsa lake 2 (danau kota lake) after the 2nd hand car dealers vacate from dbkl lands

bazaar - yes will take abt 5 yrs to close after completion of surrounding developments , bazaar land is more valuable for commercial buidlings.

Thanks for the reply. No DIBS for 2 years will mean the total interest paid will be close to the 10% discount already so will be tricky to sell at good profit unless buy for own use. Any idea what the expected rental could be like?

If SOHO, considered commercial and can get 85% loan margin? Or still under residential 70% LTV?

A lot of discussion already about SOHO being used for residential, did Zetapark's developer mention this is allowed?

The discount 10% is equivalent to RM35,820. Just did a rough calculation, for 85% loan margin of 300K loan, the total interest in 2 years should be below 13K, even if the property price is not appreciating that much for a handsome profit, we can at least rent out easily since this is a small size property, no idea on the rental price yet.

SOHO is considered comercial property and max loan margin is 85%.

Already checked with the deveoper that confirm no issue for SOHO being used as residential unit.
Same security as phase 3 the loft - 3 tier security (to carpark, to lift lobby and to the unit itself)

Plus maintenance fees, I think it will be very hard for any rental profit to be honest. So I'll have to pass, tempting as the 10% discount and 85% loan margin is!

Perhaps someone who wants to buy for own stay will find this appealing. Low entry (need to pay only 5% right, since 10% discount and 85% loan). Maybe you can go to the developer's office this weekend (but keep a low profile) and approach those who are looking at the residential units recently released - I'm sure you will find a buyer to take over yours!

The bright side is when selling this unit upon completion, the min profit is at least 10% (RM35,820) in addition to the high chances of appreciation since new shoplots are mushrooming in that area. (Metro setapak, Plaza Crystal ville, PV128)
Rental profit is really depend on the market that time, coz no idea if it can attract high end market targeting for young profesional / entrepreneur / companies or student
The location is really good since it is adjacent to nearby amenities (TARC, foodstall, banks, hospital, pub, on top of shopping mall with cinema)

Yeah, good idea to go and grab some attention at the sales gallery to look for potential buyer.

exactly i feel the same oso la extremely expensive if u compare with those pv condo is so much cheaper around that area but lately heard Quartza is going to launch @ 600psf soon .......which is more expensive now of coz Sime is Big developer mah!

Dunno can view klcc or not?

After I see the loft Zetapark, I regret buy early, I should buy the loft, not soho,

And 1 more thing I wonder is Unifi, heard from friend, that is commecial land so if u apply Unifi, the Unifi fess is follow commecial rate.

i also bought a unit but no regret...
i think only unit 13a, 16, 17, 18 facing klcc, mine is unit 16 (515sf) and high floor with 2 carparks (bought extra at 15k /unit)
what is your unit #??

loft or zen suite is all depend on your requirement. eg single , young couple , big family???? SOHO is a plus for those who want to set up small office and no need to travel and u can do all shopping downstair , no need to own a car or lesser car maintenance costs eg service, petrol etc
some may think to rent a car if needed to travel far or drive few days in a row.

pls take note loft is bigger BU thus need higher monthly maintenance fee >2x but u can enjoy the same facilities. 33 cents now? this can increase in near future eg 10-15 yrs time if all the costs increased..(if msia become hi income country etc), imagine u need to pay 400 i/o 200 evrey month...

i dun think ppl will rent my unit for soho business
coz setapak ppl edu level no high like subang n damansara

Doesn't look really attractive if we look at it that way. Many are unsure if it is a good investment, many actually pulled out after placing earnest deposit.

Oh, btw, when I was at KL Festival City Mall last Friday, they actually put up a showrom/model/sales booth on the Ground Floor, all cheaper ones are sold out, facing KLCC. The ones that are left are facing Genting Highlands, all RM600++k and even RM700++k and above. Many units still available, too expensive.

Melawati view 7th floor unit cheapest after 10% rebate no furnishing also still high rm586k.
I'm interested to get type A unit facing lake and Klcc but price much higher at rm626k ... Zzzzz...
With 90% loan 36yrs + maintenance fees easily close to RM3k mthly.

Nowdays most of the good location and nice condo selling at very high price....

Those doing business or working around KL festival area should be ok coz dont have to travel far to work..
The dual key unit concept quite good.. i think the developer oso think the potential buyer might rent out partial of their unit to reduce their mthly loan installment.
Too bad the KLCC and lake view dun have dual key unit... and its much expensive by abt 30-40k+

The "propose" maintenance fee 0.30, sinking fund 0.03. Not sure later when complete it will goes up.. sweat.gif

If like 3Residen.. last time during construction abt 0.25sen.. after complete maintenance 0.36 + sinking fund ? abt 0.40.. monthly abt rm500! den heavy la.. shakehead.gif

Even with rebates and w/o furnishing option price still on the high side for the Zetapark residence.
2+1 room min price ard 514k. lake view.
3 rooms min price ard 586k - melawati view

Good thing is have 10% rebates/ 5% + DIBS for easy entry but 90% loan installment + maintenance fees which comes close to 3k targetting the high income group of buyers. Hope the build up quality , design and standard will be much higher than other condo/apartment around that area.

My neighbour daughter, just bought Type A unit 2 days ago. icon_rolleyes.gif

Just visit the showroom today at 3rd level in Festival Mall... Not purposely to visit it as having a lunch at there... Hehe... tongue.gif

Look ok and feel good because it is located on top of the famous mall (not like SS2, less people)... Cinema, a lot of restaurant and a hypermarket (if Tesco or Jusco surely will be better laaaa...)

Now some more no need to pay down payment because of the 10% rebate... (sure, the cost actually is included) Just need to give 10K as booking deposit...

No DIBS....

Personally think it is suitable for own stay but not for rental income... For flipper, not a good time too... smile.gif

Just my little 2 cents...

yes, i like this concept very much...almost want to buy Residence 8 dat time due to this concept...

many ppl would like dual entrance concept... hopefully in future more development would have this concept...

but zetapak dual key concept might be different compare to Residence 8. Residence 8 2nd entrence door is located "outside" of the first compound, which is a better concept...

Only selected type unit have Dual key system.

Sales seems moving slow.. coz of the high maintenance fees and selling price.
If free fully furnish and free maintenance fees for 1-2 yr maybe will attracts more buyer.

I heard PVs complains on Wing Cafe but Wing is very far from Zeta. Wing is closer to Columbia hospital

Festival closed at 10pm so no cafe can operate after 10pm

I hv been to Festival for continues weeks / everydays since CNY 2013,
the works there total stop, btw i oso been to my mom place,
which is directly behind Festival.
cannot see any activities at night, no crane operate no light.

i know the idiotic psf 550++++ price dev of PV want gorek $$$,
maybe this is the reason many units cannot sell,
look at just opposite building 4 block undercon condo,
day & night keep on working, n the unit ther is bigger & cheaper.

Probably u r right coz ytday pass the sales counter at ground floor couldn't find any salesperson there anymore if u notice the 1st patch of the soho is already up not bad looking ya.......quite stand out becoz u know & I know lah setapak is mostly feature with PV facade a very yellow traditional look.

Since festival mall open buisness is already coming to a year & I believe the crowd is also increasing regularly & hope it will continue to improve & once the construction is completed I think more eatery will be set up fronting the lake view.
Recently I was told by Parkson management ppl that they have recd a lot enquiry from those well known brand & f & b to open business since they have surveyed & discovered it's popularity there.

I bought same unit & same price like you, and im based oversea as well.. It is heard that SOHO owners can get their keys this month, ZenSuites on April, The loft Phase 3 on September.

So much cost cutting is evident. No roof design as seen in brochure, cheap recessed lights on corridor, cheaper water closet, no protruding slab, 4 grid windows become 3, aircond hung uglily in balcony.

Railings will be painted dark brown soon.

The Loft type E owners will be getting cassette type air-cond instead of wall split type in the living room.

Bad news is that interior wall is in YELLOW color, whoever brought up this idea should be fired on sight.

is it worth to buy an extra carpark at 30k?
seems one carpark definitely not enuf as no other place can park extra cars. other condo eg PV can still park at roadside... (and without saman!)

Now cheras balakong extra car park also 28k to 30k Liao. Last few years only 18k-20k.

Last few year back Bintang goldhill extra car park unit transacted extra 100k than those 1 car park same size same view unit.

Horizon residence 70k for extra car park. Last few year also. My neighbour bought for retirement.

invest a little bit more n u can get a better living.

You may want to look at Hedgeford 10 @ Wangsa Maju. I understand that they are releasing some of the unsold bumi units.

All are one bedroom fr 521sqft to 622sqft, price from RM378k before discount, semi-furnished...only need to bring bed,TV and sofa.

Low density, only190 units and freehold, excellent accessibility, I was told free maintenance for first year....worth considering for first-time buyer.

If you are looking for a small condo, zetapark for sure.
If you aim to live with family and more peaceful surrounding, take 222.

But for 222, you definitely need to have a car because it does not have any bus stop nearby.

In term of $/sqft, 222 will be cheaper.

I suggest you go to view 8xx sqft 222, the design is very weird. It has angles, I even saw 1 with triangle balcony.

yes it is really good for own stay, bottom is festival mall and u basically got everything in one roof.
car parking will never be a problem as your visitors can park at platinum walk basement and walk a bit to lift lobby.

No, not 85% + MRTA. In fact mine is MLTA from AIA.
I bought it 2 ~ 3 years ago. I think my agent know the PPB certain branch loan manager so he helped me.

i frequently stay where i can see zetapark, and i notice there is lights on but around 9pm like that they switch off those stairs lights....

if occupancy still low, they do that to cut expenses, that will make the occupancy rate worse

Im sharing mine water quality mine condo......very bad..

Even i install a sand filter- the water better near the kitchen but when reach mine master bathroom - it became yellowlish.


Due to steel paip rusty..from the outside..even inside.

That why mine master bedroom require install water filer..becoz internal rust.

Alot work and cost to change all the paip

Hello fellas, I'm probably moving in there in July. Just a few question.

How is the security there? both the unit and parking. Me and wife had a break in incident before and we take security very seriously.

The other one is Internet. I work from home for a multinational company and I need to be connected all the time. Is there a fiber connection available? or is there a dedicated internet service by the management?

anyway, I think the current or ex TARC (college) is still the main tenant in Setapak. UTAR (university ) is the minority.
those used to the living style here will continue to live here... moreover many fren are still living here I think..

security is good after they changed to the new management and security co., there r security at the resident parking levels as well. zetapark is using private access card system and only your floor is allow to enter from the lifts.

yes fiber optic r avail, the developer (Fitter) has signed contract with ofisgate net or OGnet. I think they sublet fiber networks from TM; same as Maxis, Time etc..

Went there to visit the place once again, the mall below looks very lively. Had lunch there. Most of the tenant population currently are students and young working adults. Healthy market overall.

Yes I've been told noise is at times a bit of an issue too. Some guys there having problem with alarm keep on ringing bangwall.gif sweat.gif

As for those buying to invest, this shouldn't be a problem though. Janji got tenant looking to rent at good price, for a zero down property it's not a bad thing.

Nobody can sell at market or bank value now. Only hot low cost property can transacted at bank value now. Others nope. Worse for lelong unit. Will be way lower.

The mall is happening at least. The opening of Melawati Mall didn't affect the business at Setapak Central.
