For the first phase buyers, intermediate units were selling at RM318,800.00 and after discount of RM20,000.00, the nett price is RM298,800.00 and that time was around Christmas 2010.

Hi everyone that want to have a look at the site. you can actually walk over to have a close look.

However, just a reminder, be extremely careful and vigilant as this part of emerald is very quite, only some Indonesian or construction worker go there. Do not go there alone.

OIC........anyway, I've walked over the bridge once, i stop halfway actually, feel really uncomfortable having foreign workers passing by, + the weather that day was really hot.

Added on February 28, 2011, 5:05 pmDo you guys think, we should bring this coral topic to an individual coral thread? Just a suggestion, think that it might be quite messy/confusing when the so call Coris/ other new phases launch.

hi guys..

last week my husband went to the sales gallery just to get info on the water & electricity supply for ivory phase 3..but we were quite shocked to be informed that ivory 3 has not received the CF yet..but we already received our house key..just wanna ask u guys..can we get the house key although CF has not been issued yet??..i'm confused....

Hi all, the above scenario is very common in the past, however I'm not very sure whether is it legal.

For our current situation, there was a law enforce; as of year 2006. Any building completed after september 2006, VP can be given as long as the Architect are able to issue the certificate of practical completion.

Therefore, it is totally legal.

I saw in their new masterplan shown in anggun 2 sales office that the piece of land beside the AEON (same row as aeon from the main road) are the upcoming commercials shop, and as told by the sales person that they will launch this quite soon before the Anggun 3.  icon_rolleyes.gif
I was told by a representative in Hongbeeland 4-5 months back that it will be the usual cinema that AEON mall usually team up with, which is TGV. But, in this case, your information will be more right, maybe they eventually team up with Cathay, or there is a change of plan from TGV to Cathay over the past few months. Thanks for the update  icon_rolleyes.gif

I hv try to get some inside info from one of the party. Outcome is, there is no news that Cathay commit to move in. And looking at the estimated opening date of the mall. I don't think that it will be Cathay

*
HaHa, not to worry, my source is quite accurate, unless the cinema will only open after 1 year grand opening of the mall. Then there might be chances that it might still be Cathay.

I also hope that that it would be TGV as I dont really like Cathay Cinema sound system. Cross finger.

May be you want to consider goin there now instead of waiting for the completion. Generally, upon completion all units will have already being locked.

The sales person also never let me know ler. This is what I am worry about, sales gimmick!  mad.gif
I know how to identify interior design in a show unit but never come across my mind tiles in emerald garden also part of the ID.  doh.gif
Tiles are so basic thing, how come they are not giving the tiles ler? It won't cost much but will make the house look so much more attractive.
Concrete for car porch for such price not acceptable unless i'm buying Pr1ma house lah. Btw has anyone ask the developer why they are so stingy on tiles?

Thanks for this info, I really appreciate it. Anymore thing that I should know before I make up my mind.
Correct me if i m wrong, Guocoland is a wholly owned subsidiary of Hong Leong group right?

Added on October 6, 2012, 6:45 pm

Hi kh8668, does it cost so much to tile the car porch, i think about 8m x 8m?
I think my indon tukang can do at so much cheaper price.
*
Guys, I think you all misunderstand the construction term used. If I have not mistaken, the finishes for the carporch should be like what they have provide for coral, "concrete imprint" not concrete or bare concrete. This concrete imprint finishing is a norm nowadays, very common for carporch or roof terrace finishes. Just google "concrete imprint" to understand more. Cheers.
